What would you like to see at Greenville Mall site?

I know we have a Greenville Mall thread already, but with something new coming to the site, I thought that deserved a new thread. With the Greenville Mall being torn down and a new Lifestyle Center moving in, what would you like to see at the center?

I'll start with some companies that have rumors circiling already.

Costco

Bass Pro Shops

and I think it would be a great location for

IMAX and

Cheese Cake Factory

There are many other smaller stores and restaurants that I would like to see in our market, but I would prefer to see them Downtown.

I realize that Nordstrom and Nieman Marcus are probably wishful thinking, but the Greenville/Spartanburg area isn't that much smaller than Charlotte, who will have both by the summer. Also if they are planning on coming into the market anytime in the near future, now is the time while there is still prominent space. There is already no space that size available at Haywood or Greenridge.

I like the idea of this new development being both shopping and entertainment. A Greenville version of Myrtle Beach's "Broadway at the Beach". An IMAX would be excellent, a climbing gym, create a small lake and build the devlopment around it with water taxi's, etc, etc. Since this development is being done by the group that did Downtown Dadeland, I would think entertainment would play a part.

IMAX would be very nice to have. The adjacent Hollywood 20 could be a concern since a cinema is already on the site.

I would like to see an open air version of Greensboro's Four Seasons. An open air multi level complex with some national and local stores and eateries and an above mid-tier mid-to-high rise hotel and convention facility would be attractive.

With the redevelopment of the site, how about a tree lined median up Woodruff Road and permit U-turns in left turn lanes in major interesctions like Atlanta?

I like your ideas, BoDragon. I would prefer to have IMAX somewhere else as well. Perhaps downtown or in the West End. And I agree that a nice hotel with plenty of convention space would be a great use of the land.

And if we're going to improve the landscaping, why not bury the power lines as well?

Definitely! :thumbsup: Nice to see that the stoplights are gradually being put on poles/arms along Woodruff. This is such a major improvement! And I definitely agree with Greenville, BURY THOSE POWER LINES!

I'll chime in, too.

I'm with Greenville on the IMAX location. I'd most definitely prefer to have the IMAX theatre downtown in the West End (possibly as part of Phase II or Phase III of RiverPlace). :thumbsup:

I'm also behind the idea of seeing the utility lines burried and a grassy, tree-lined median along Woodruff Road 100%. :thumbsup:

As for the Greenville Mall site itself, who says it has to be retail? It's 60+ acres. Why not a water park or a miniature amusement park such as the Myrtle Beach Pavilion? While I don't think Greenville and the Upstate can support a major amusement park, something on a smaller scale such as this may just work...not to mention it would be visible from I-85 and I-385 and would entice people to stop rather than just pass through. :thumbsup:

Greenville could use a small scale amusement park at best. I doubt seeing one on the Greenville Mall site as Frankie's Fun Park is two to three blocks up in Park Woodruff; I could be wrong.

I think Greenville could use an open air version of Palisades Center (West Nyack, NY). I visited there in 1998, very nice it was.

I have spent many hours at Palisades Center; it would do fine probably because it is kind of like a mix of Concord Mills, the Shops at Greenridge and Haywood with department stores, big-box tenants and in-line tenants (both off-price and regular). That could be done without demolishing Greenville Mall.

I would prefer Palmetto Home & Garden and former Montgomery Ward stay. Unfortunately, the layout of Greenville Mall now makes it hard to expand or do anything else. Demolishing the mall, building it up anew and vertically three or four levels and bringing in a combination of retailers, restaurants and entertainment is what I would like to see.
