I suppose even a surface lot is a slight improvement over what was there before.

Concerning the White Lodging site at Tryon and W Bland. Here are some tidbits from the NC Brownfields report which they started work on their Brownfields submission in 2022 but it looks like it was originally marketed as a high-rise residential site, not a hotel site.   Not sure if that makes much difference though.

• American Dry-Cleaning Company, 1406 South Tryon Street - This facility is the southern adjacent
property across West Bland Street. This facility is in a presumed downgradient hydrogeological
position from the subject property. According to the EDR report this facility operated as a
drycleaning company and rug and carpet cleaners in 1925. Based on the proximity to the subject
property and the nature of dry-cleaning chemicals to impact subsurface conditions or pose a

adjacent property across West Bland Street. This facility is in a presumed upgradient
hydrogeological position from the subject property. According to the EDR report, this facility listed
as Wright Cleaning Company Incorporated/Laundries Steam from 1953 up until 1975. Based on
the proximity to the subject property, the duration of operations, and the nature of dry-cleaning
chemicals to impact subsurface conditions or pose a vapor concern, ECS believes issues at this
facility would result in a REC for the subject property.
• Carroll Aligning Service Company, 1305 South Tryon Street -This facility is located approximately
250 feet north and is situated in a presumed downgradient hydrogeological position relative to
the subject property. According to the EDR report, an incident occurred on October 23, 2006. The
facility was issued a Notice of Regulatory Requirement (NORR) on November 30, 2006. According
to the EDR report, the incident was closed out on January 29, 2007. Based on the proximity to the
subject property and the duration of auto service operations, ECS has identified this listing as a
REC for the subject property.
• Tarheel Custom Cycles, 1304 South Tryon Street - This facility is approximately 130 feet north and
in a presumed downgradient hydrogeological position from the subject property. According to
the EDR report, this facility operated as a Motorcycle Dealer and Repair in 1979, 1982, 1983, 1985,
1986 ,1987, 1988, 1989, 1990, 1991, 1995, 1993, 1994, 1995, 1996, 1997, 1998, 1999, and 2000.
Based on the proximity to the subject property and the duration of auto service operations, ECS
has identified this listing as a REC for the subject property.
• Baldwin Algie, 1235 South Tryon Street - This facility is approximately 240 feet northeast and in a
presumed downgradient hydrogeological position from the subject property. According to the
EDR report, this facility operated as a service station and gasoline and oil service station in 1937,
1944, 1953, 1993, 1994, 1995, 1996, 1997, 1998, and 1999. Based on the proximity to the subject

property and the duration of auto service operations, ECS has identified this listing as a REC for
the subject property


• The subject property was utilized as a boat storage, sales, and repair facility and included onsite
painting (1962 Sanborn Map) from at least the 1960's through the late 1970's. Due to the potential
for a release, the former onsite boat repair facility is considered a REC.

project is eligible for entry into the North Carolina Brownfields Redevelopment Section (NCBRS)
