Kennedy & Converse Apartments

Not sure if this deserves its own thread or not, but the Feb. 14 City Council agenda (pg 347-365) covers a planned project at the NW corner of Kennedy and Converse, abutting the parking deck.  It would be a 55-unit, fully affordable project (17 units each of studio & 1BR, and 21 units 2BR) at 5.5 floors (5 full floors, and a half basement level fronting Kennedy).  The developer is Blue Wall RE LLC (who did the Aug Smith building).  The City would sell the site to them for $4500.  The developer is applying for Low Income Housing Tax Credits (LIHTC), so it will be several months before they know if they've been approved.  Therefore, construction is planned to start in 2023.  This sounds like a great project.

(Edit: From the documents, it appears that the Johnston Design Group may be the architects. They do great work.)

Wasn't a similar project proposed at this same site several years ago?

Yes, Broadview Apartments.  Tentatively, I prefer the new proposal, since it appears to front the street better, is taller, and has more units.  It's a great location, and since it's City-owned, it's ideal for affordable housing.

Just moving this to its own thread. IMO basically anything interesting in or near downtown should have its own thread. So, a second QT would not, but a cool renovation or new building that adds to the built environment does.

According to the Herald-Journal, this project is working through the permitting process with hopes to break ground this summer.  Again, this has yet to go before the DRB, where it must be given final approval before it can proceed (not mentioned in article).  The article makes it sound like Lat Purser is the developer, but it might just be a mis-quote, because Blue Wall was previously identified as the developer.

This is a really great infill project. Way to use the extra space in that parking deck to save some $$!
