Thanks so much, Mark!  I would usually leave some commentary on some of my personal favorite proposals that I hope get started, but I just don't even know where to start anymore.  That's a good problem to have.  Simply astounding to look over this list.  I will say that I hope some of the larger projects in Cool Springs get rolling again soon as well.  Seems like it's kind of cooled off over the past 2-3 years.  Still well over $1 billion worth of projects in the pipeline down there.  It's seeming more and more like Nashville is going to be the THE mid-sized American city to watch over the next decade (and beyond).

For old Nashville, just  Amazon 3  as a large 33 story office tower would alone be the biggest thing for a half a decade.   Now it's just part of the noise.  Amazing!

Nashville is crushing the 250-350 ft ranges when it comes to development. We're lacking in height, but making up with density.

In many ways density is more important than height. Height is good for the prestige of the city, but density is just something that takes time to get that a lot of cities just do not have. We are getting a lot of density in a relatively short period of time.

Indeed, Nashville is doing incredibly well with the 250'-350' additions.  But this past year or so has also seen some significant taller announcements:

Tishman Speyer: 680'
800 Lea: 610'
Ritz Carlton: 570'
Pinnacle Tower in Nash Yards: 570' range
Reed District Main Tower: 500' range
Amazon Three: 495'
Gulch Central Residential : 475'
Prime: 456'
500 2nd Ave. Tower One: 448'
Gulch Central 1100 Broadway: 445'
Circle South: 443'
Park Place Tower One: 433'
Alcove: 418'

And in the next couple of years I would not be surprised at all to see another handful of 500'+ reveals.

If the 500+ footers on Mark's list get built (even if only half are built), the density surrounding the taller buildings altogether will look amazing.  I was looking at that skyline shot that accompanies the Tennessean article (today) about the East Bank and just imagining (looking L-R) that the Henzler tower (about to start), Park Place, 2nd and Peabody, the Ritz towers, Giarratana's "Curvy" tower, the NY & Gibson towers, and the proposed towers of the Reed and Beaman sites will make that one solid skyline shot for 20 blocks with a nice rise in the middle.

Nashville needs a bigger airport for this to be accurate. However who knows what the airport will look like in 3-5 years post expansion.

Although that might be a decent way to gauge a city’s growth, I wouldn’t put much merit on it. 
Denver’s airport is ranked as the largest in the US , but in no way is Denver a larger city then say .. LA , NYC , etc.

I think Denver has a lot to do with location being central to that part of the country. Not sure of the history but it makes sense.

And I agree with Smeags regarding density. We are finally seeing it unfold (there is a long way to go, obviously) and it is very exciting.

I don't foresee Nashville (at least any time soon) having lots of towers of 600 feet and taller. But we will get some and they will punctuate (better than 400-footers) our future density.

There’s nothing wrong with 400 footers, especially when they replace surface lots! Density will also contribute to the eventual rise of the tall boys ! Bring it all on .

What a strange statement. Charlotte is growing quicker than Nashville. Also, it’s not a competition, all cities can improve.

I can appreciate the pro-Nashville attitude, but it's obviously not true that 'developers don't even consider Charlotte as an afterthought.'  I mean, do you really have to be so abrasive with every post you make?

Nashville’s urban fabric is going to be interesting in the next decade or so. However, the metro needs to step up with infrastructure and development management. A lot of the growth is patchy and our infrastructure is still mediocre at best.

Charlotte is getting quiet a number of announcements especially in the south side area and the population is still growing at a healthy click. Nashville has been playing catch up and making up for lost time for the past few years. Developers are not bypassing Charlotte at all.
