The developers of the Third + Shoal office tower posted a nice 360 pano of the area around their construction site.  This project is right in the middle of the massive Greenwater/Seaholm construction site.  These are screen captures of the construction activity in the area from the pano.

 

This is the site of the 29-story, 387' Third + Shoal office tower.  The building in the background is the still U/C Central Austin Office Library.  The six story library has taken longer to build than several nearby 30+ story buildings.  The yellow "butterfly" bridge is a not yet open extension of 2nd St. over Shoal Creek.

To the right of the above photo and just beyond the clump of palm trees is the nearly 700' Independent Condo tower which is now around 10-stories up. To the right (and out of view) of the Independent is the U/C 39-story, 456' Fifth & West condo tower that is about three stories up.  The U/C 24-story Hotel ZaZa & Residences is also not too far away.  That project hasn't made it above the pit yet.

This photo is to the immediate left of the top photo.  The construction site immediately adjacent to Third+ Shoal is the 33-story, 397' Austin Proper Hotel & residences.  Adjacent to that site is the planned ~40-story Greenwater Residential #2.  The tower crane in the distance is for the 801 Barton Springs mid-rise office building.  On the left is the 29-story, 400' Google tower.

Here's another new downtown hotel proposal.  The site is next to the U/C 17-story Homewood Suites hotel fronting I-35 in the Rainey St. District, and it looks to be about the same height. It's a Cambria branded project, and the architect is the same one that did the new tallest Independent tower.  So I hope it looks better than a typical chain hotel.  Building the hotel around a tree on the site seems to be a possibility based on the block rendering.  The link below the rendering has some floor drawings.

It looks like the State is closer to replacing two surface parking lots with State office buildings.  They have about 1.1 million square feet of office space between them, but they won't be tall - only ~18-stories and ~15-stories - because of their proximity to the State Capitol.  But they are an improvement over parking lots.  They are currently listed as the #33 and #37 tallest building projects on the last list I posted of Austin's tallest active projects.  This map is from a drilling permit filing for the two sites.  The location of the exploratory holes show which parking lots are the building sites.

West Campus is getting another residential tower.  This one is called "22 West Residential" and will be 18-stories.  There are four underground parking levels.  The first two above ground levels will be for "student gathering and support."  Levels 3-18 will be residential.  It's being developed by Capstone Collegiate communities, and a construction contract has already been awarded to Hoar Construction.  From the contractor's website:  

"The team just won the contract for a private campus housing project, owned by Capstone Collegiate Communities, on the University of Texas West Campus based on their excellent budgeting and planning process. The 18-story tower will include 153 units and 441 beds."

From Big Red Dog Engineering.  The big ugly box known as Hyatt House is getting close to finishing up.  It's next to Hotel Indigo off of Red River St.  Last week the city extended the hours that the clubs on Red River can play live music to 1:30 AM.  The manager of Hotel Indigo is upset about it because that extra noise is disturbing their guests and causing bad online reviews.  Meanwhile the Westin that opened in 2015 off of nearby 6th St. is suing a nearby club because their music is too loud.  The music was there long before these hotels chose their locations and began marketing themselves as being convenient to the downtown nightlife. It's like a hotel opening up by the airport to serve travelers then complaining about the airplane noise.

This is a U.T. business school.  The McDonald's at the bottom of the photo will be demolished in the near future to make way for an 11-story Marriott AC and Autograph Collection dual branded hotel

The city is putting together funding options for the threeish block convention center expansion that do not raise local property taxes.  If it was put to the voters to approve bonds, it would be shot down like the light rail proposals were.  There is a lot of anti-growth and development sentiment as well as disdain for the city's high property taxes.

Here's a nice view of the Greenwater site taken from Seaholm Residences (or a drone flying in front of said condo tower). The nearly 700' Independent tower is at bottom left, and the two 400ish foot Third + Shoal and Austin Proper Hotel & Residences towers are at center. The future Greenwater Residential #2 is the site on the right.  Northshore apartments (Greenwater Residential #1) is the tiered building adjacent to the Greenwater Residential #2 site.  The still U/C Google tower is the blue glass building in the center.

We're getting closer to announcement concerning the development of a Travis County owned block.  The County has chosen a developer to begin negotiations with from an impressive list of suitors.  The name of the developer has not been made public.  This should be a rather substantial two tower project.
