  1. The GSA will submit the design to the DRB and any other local government entities that generally require submission. And the GSA will generally seek to follow suggestions and "requirements" of the local design/zoning boards. However, the ultimate authority is with the GSA. The federal government cannot be told what to do by a local (state) government.

  4. Floyd's Lake?!? I grew up on Winfield, right across from the lake, and I and all the other neighborhood kids always called it Hillbrook Lake. I don't know if it has an official name, but where did you hear Floyd's Lake?

    Anybody else notice that they're replacing the power poles on Blossom with NEW and BIGGER power line poles?!? They should be burying them,...in fact they should have already buried them since they had most of blossom dug up at one point.
  7. It's a simple matter of economics. Columbia is experiencing a little downtown residential boom. Developers are building to fill the demand for downtown housing, but they're also building to make themselves money. The higher-end condos are where the most money is going to be made. That's why we're seeing a flood of the costly condos in Cola (and Greenville for that matter). However, do not despair. Once the high-end condo market is sufficiently saturated, the developers will begin to look elsewhere to make they're money i.e. they will start building cheaper condos. I don't know when this will happen, because it all depends on the demand for high-end housing.

  10. According to the Spartanburg County website, Dayton Street LLC still owns the property and they haven't recorded any plats. So my guess would be that it's still in the planning stages if its still being planned at all.

    You can buy the building without buying the tanks. Whether someone will sell it to you without the tanks is another matter...
  13. I think the developers are smarter than you think. They realize the different markets that out there, they're just concentrating on the market that will make the most money. Once that market is saturated, they'll branch out and start concentrating on the next most lucrative market.
  14. I think that development is in Boiling Springs. Heres some information from the Register of Deeds for a plat. It looks like it is still in the planning stages, as there is no actual deeds.
  15. If you're working for at least minimum wage, you can afford a car. I've done it. Throw in a wife/husband and kids, thats a different story. That said, I still think we have a lack of "expressed" desire for public transport. The people who really use it are the ones whose voices aren't heard in the public debate. Sometimes because they're too lazy, sometimes because they just don't have the time. What politicians need to realize is that almost NO public transportation system is fully self-funding. The only one in the world that is, is in Hong Kong - where the density is ridiculous, and people would laugh at you if you said "I drive to work." We'll eventually have to just suck it up and pay for the system out of general public revenue.

    I don't think narrowing Huger is practical. It's too highly used. I would like for it to be narrowed, along with Assembly, to make them more pedestrian friendly, but it would just cause worse traffic than there already is. All that can be done feasibly, is to build wide sidewalks, and make some nice pedestrian crossings (maybe brick) that would keep people from being afraid to cross the road.

  18. It sounded like they are going to build it where the old Proffits store is, but it just wouldn't be connected to the mall. Which I don't really understand. If you're going to go to the trouble and money of building at a mall site, it would make sense to take advantage of the through-traffic that is generate with a mall entrace.
  19. Are there plans for the RR tracks? That track always seemed so odd to cut through such a wealthy neighborhood. I would think a nice trail would be a good replacement for the track, since it's so lightly used.

  23. Ultra-modern will just be ultra old in about 15 years. If I were a developer, I'd want to build something thats appeal is going to last a lot longer.
