  1. Costar's tower is coming along pretty well, as it looks like the third elevator shaft is rising oit of the ground from the main tower. The second tower is also progressing as big concrete blocks are starting to show.

    @eandslee Well at least they do have the "lake portion" properly dug out, and some water and sewer lines have been put in.

    I think a much better plan is to route an expressway from the southern terminus of I-295 (south of Petersburg) and loop up west of Petersburg to VA 288 between Hull St Rd & Pocahontas State Park, creating a beltway around both Richmond and Petersburg.

    Beach, Genito, and Winter pock roads needs to be upgraded as it's kind of dangerous how narrow those roads are with such large amounts of houses near them.

  5. Information to unpack: 

    VCU has yet to recover to it's record enrollment of 31,242 of Fall 2015. 

    VSU has potentially surpassed it's enrollment of 5,025 of Fall 2024. 

    Reynolds continues to grow back into positive territory with 8,191 students for the fall, but it's still short of 13,367 of Fall of 2011. 

    Brightpoint continues to grow by 5% , but even that's still short. 

    According to the report, the peak number of students graduating from grade is expected to happen in year 2025, and after expected to drop off slowly. I think will see VCU recover it's numbers, since it's profile in relative to other Virginia colleges is "better" (outside of the elite ones). Community colleges will likely continue to grow as more developments such as advanced manufacturing continues to locate within the region, and also the Nursing program.     

    More on campus housing could also help VCU recover a bit quicker.

  6. Peterburg needs this, and I'm glad the article has pointed that out though it should have went further in depth. Ever since Brown & Williamson tobacco plant closed in 1985 (came to Petersburg in 1785), coupled of course the 1996 tornado the are has been in freefall in both economical and population terms. This plant will restore a key "base" needed to get Petersburg back to where it once was. Reminder that Brown and Williamson only had about 4,000 workers at it's peak, and it helped blossomed it's population to almost 50,000 people.

  7. I really hope the City Center area developed before 2030, I think the plans currently presented would be wonderful for that (other than VCU health taking it all over). We could be getting a new court house, federal building, city hall, and hotel.  

    Richmond’s proposed City Center Small Area Plan does not include arena ...

    But I got to admit that I will miss the current city hall, as it's been around for decades.

  8. If Hanover were to theoretically loosen sprawl control around the Ashland area, I could see it becoming a bit larger than it is (already happening on the western side of it). I feel like it would be one of fastest growing areas in the region, since the train station is there, the homes would be cheaper, and the schools are much better compared to other areas.

    I am starting to think that the county may have switch some of the initial placement of things, including even the buildings. The apartments that are being built in the big square section of the building are being constructed in the area where the parking deck is being showed in the bottom graphic, and the parking deck adjacent to the ice facility is being constructed (near powerline easement) where the ice facility was supposed to go. I'm thinking that this will be in flux for a great amount of time. Also, Dollar tree has closed for good.
