  1. I'm off to the races: 1. It talks about how quickly Region 4 or mostly the Richmond area is growing, and how's there's inequities within the growth. While the projections seem a bit off in terms of numbers says our numbers came in at 1.29 million in 2020 (rather than the 1.315 million by the census). When it says inequities it's talking about how areas around or south of Petersburg outright declined or stagnated. I will note these areas included areas that even the census doesn't include within the Metro Richmond, and one of those notable localities is the city of emporia. Another mismatch within our growth is the age composition, it does note our strength of attracting an above average amount of millennials compared to other cities , but we fall short in terms of composition of Gen Z and X. The report outlays strategies that could attract greater numbers of Gen Z, which would be to create more opportunities for them. I will note that Hampton Roads is at average in terms of Gen Z in relative to population, but that's can be directly attributed to them hosting military bases. 2. It talks about talent retention. Richmond retained 51.5% of alumni graduating between 2015 - 2020. The retention numbers vary a lot, community colleges are shown to have retention rates of around 80%, while universities such Richmond only retain about 32% of alumni. VCU is a bright spot in this report with 54% of alumni staying here. 3. It highlights that Richmond is educated compared to other MSA's with 38% of the Metro's population holding a bachelor's degree or higher. 4. Richmond rates of labor participation was higher than national average before the pandemic, and it points out how Richmond has a employment gap. The employment gap is a gap to which it compares opportunities in relative to degrees earned by students. 5. Then it gets to the more data driven things like Location Quotient and other stuff.   4. The workers were still there as of today, but on a side note I think a great way to get another tower built downtown might be to get a mid-major law firm to relocate here along with a convincing an existing wealth management firm to sign a lease within the tower.

  13. It's still got a ways to go, but its actually much better according to these stats than any high school (that isn't a specialty) within the City.

According to the school’s website, the proposal is described as “an innovative public charter school project for Richmond, by Richmonders — slated to open in 2025.” In other words, John Marshall seems to getting back on track...
  15. The Lake tenants: The arrows represents where the so-far tenants are located, red arrows are the section where construction has been started at. The Blue arrows are apart of the first phase and have tenants lined up, but not currently being constructed.

  17. Amazon and Coca-Cola increase presence in Henrico (wtvr.com) Cocoa Cola The $50-million expansion follows a $25-million expansion a few years ago that added a few dozen jobs. While this most recent expansion did not add jobs, it did add storage capacity at the facility. The Henrico plant is part of the largest bottling company in the United States and is that company's second biggest plant. Amazon Henrico officials also held a ribbon-cutting ceremony at the Amazon Fulfillment Center near the Richmond Raceway. The facility has been operating for about six months at around 50 percent capacity. It will move about three million Amazon packages a week when it runs at 100 percent sometime next year. THREE MILLION packages a week!

Virginia: Large new warehouse proposed for New Kent (richmond.com) Warehouse the size of 24 football fields coming to this Richmond-area interchange An Indiana developer is planning a 1.4 million-square-foot warehouse facility next to the Route 106 interchange on Interstate 64 in New Kent County. The one-story building – the size of 24 football fields – will be next to the new, $185 million, 800,000-square-foot warehouse and distribution center that Autozone is building by that same interchange.

  20. The Lake. Also, the Autozone distribution center in New Kent looks to be almost finished.
  21. Groundbreaking on the Costar center for the Arts expected on April 11th. Groundbreaking for the the first phase of Creighton Court project expected on April 4th (even though it appears as though some buildings are already vertical).
  22. Expect more land development announcements for the foreseeable future, but I will say the slow progress from localities might make things seem as though activity has slowed.
