  1. If you're not someone who goes out a whole lot you can go down there and live like a king, problem is if you have kids there are no schools.
  2. Red is my *very* rough estimate of where Powhite will go. The yellow circle is a current mass expanse of nothing that's about to change quite a bit.
  3. That thing went up fast. I go down Broad pretty often, don't think I ever saw the start and drove by yesterday and it was basically done.
  4. Altria recently entered into a joint venture with Japan Tobacco. That alone is some pretty consistent demand for flights from RIC to Japan.
  5. The current security areas are pretty large and given the outside of the building I don't think can be turned into gates, those will have to be for more shops. There will be room for quite a few.
  6. After careful analysis of the renderings I believe it will have the appearance of 9-10 stories at it's highest point.
  7. Whatever branding it is, this is not a large plot. For any decent room count it's going to have to be pretty tall. I'm thinking 10-12 stories. That will be a game changer for this area.
  8. https://richmondbizsense.com/2023/06/16/richmonds-largest-hotelier-scoops-up-old-hardees-property-on-arthur-ashe-blvd/ Hotel coming to old Hardees on AA? Edit: on another note I've been saying for years I'm shocked there hasn't been a boutique hotel yet built in SA. There is a lot of brewery tourism they could cater to.
  9. They want to extend it to Parham, maybe I missed it, but how many stops along the way? One at Libbie? Glenside? Or just the one at Parham? Unfortunately doesn't look like there's anywhere to put a parking lot at Parham.
  10. Tabol said they may remain the tenant. They don't seem to show any sign of closing, they are still promoting and having regular events. BPB *really* needs a brewery, my hope is the building is sold and turned into something even better, and Tabol relocates down the street to BPB.
  11. City needs a infrastructure blitz in SA and Manchester. Revisit some of the one-way streets, a couple of stop lights, crosswalks, sidewalks repair, pave the streets, put in a park.
  12. https://www.nbc12.com/2023/06/06/richmond-lays-out-next-steps-diamond-district/ Plans has seen delays due to rising interest rates Landing being handed to EDA Community development authority being craeted to manage the rest
  13. Yeah, that was my take. It's a suburban area/intersection, this design fits, unfortunately. Way better than what's there now.
  14. If there is a development there my guess was residential or possibly a hotel. Just no demand for office space.
  15. I had that thought as well, they also could have been holding onto the lot because they were considering building that 2nd tower at some point in the future and wanted to keep the option open. If a 2nd tower is completely dead no need to hold on to it. The difference with other surface lots in Monroe Park is those owners have had those lots forever and are still waiting to cash in. The price of the Dominion lot is going to be way higher than what those people initially paid for the other lots, if you're going to buy and sit on a lot, this isn't the one to do that with. The price of real estate is a lot higher now, I don't see a big return on investing in this hoping someone else will buy from you in the future.
  16. I guess me reading into it is the whole reason they were going to build the park was because they did not anticipate they would have a buyer for quite some time, so rather than have an empty ugly lot they would put something on it. If they are canning the park that would follow that they think they have a buyer. "Going up for sale" was the phrase used in the post. Now maybe that person misworded what was communicated or just doesn't have any clue, but assuming that phase is accurate that could mean they are just listing it and hoping someone buys it, or if my logic above is correct maybe they have multiple potential buyers so they are putting it on market for bid.
  17. Park/solar EV charging station has been cancelled, lot is being purchased. Don't want to set myself up for a big let down, but this would seem to indicate a buyer has plans to build, right? That has to be better odds than someone buying the lot to sit on it for a decade hoping it goes up in value while they wait on another buyer?
  18. This is why when all these developments pop up in counties I couldn't care less. And why I wanted Navy Hill over Green City.
  19. This stuff looks cool but in reality it never plays out this way. No one will use it, it will just end up overgrown with weeds and litter and be a big eyesore and maintenance expense for the city. No thanks, shrink it down by 2/3 and give me more buildings.
  20. Confirming you are correct. The only independent cities in the entire country outside of Virginia are St Louis, Baltimore, and Carson City.
  21. There's several projects around town that appear to be cancelled or on permanent hold. We hear the big announcements of plans, then we just never hear anything else, there's never an announcement they got cancelled. One of these is 711 Danw St, the former school bus maintenance lot. The lot got cleared about a year ago and it has sat idle since then, I assume this project is no longer happening?
  22. 1 Virginia Beach 457,658 2 Chesapeake 247,172 3 Norfolk 238,556 4 Arlington 235,764 5 Richmond 225,676 We'll be #3 soon if we aren't already, at that point we won't be too far behind #2. No way we're taking #1 any time soon tho.
  23. Not sure where you're seeing that and I have nothing to cite, but just my impression from having visited and general reputation is all those cities are growing now (given, after a long decline). Especially Pittsburgh, I see it noted as a great relatively affordable city that's on a bigtime upswing.
  24. Finally https://richmond.com/news/local/education/vcu-to-start-construction-on-athletics-village-this-fall/article_3adfa51e-f0d3-11ed-ab13-0bf666465df9.html Looking at the parcel mapper, those 2 "ghost" buildings in the lower right corner and middle right are not owned by VCU. I would imagine they'll try to get them at some point, but for now they will remain an HVAC distributor and an ugly warehouse for records storage and shredding.
