Rumors, only rumors, of this project being sold off to another developer. We shall see. I feel for the businesses around the area that suffered from having all those businesses bought, closed down, and then remain closed, for so long. It feels a bit of a ghost town in that section. Whatever the case, I'm hoping the lowering of interest rates (even if a bit) and the start of a new year brings renewed vigor to the project.

Former Dr. TK Gregg field is close to the downtown and is owned by the city, and I remember from a tour how they hoped they could build affordable type housing there one day. So, I'm going to guess that's Project New Vision! Red Sun... hmmm... cryptic!

So, false alarm — it seems that someone took that sticker and put it there randomly. It will be taken down. Explains why it's only on one of the buildings, and not on any of their websites.

Apologies - the image ended up getting corrupted in the last post. Attempt number two! I've look at their site and don't see the property for sale or lease. Haven't had the opportunity to call during business hours. Hope to do that tomorrow.

Close to the downtown, the former Wendy's and the lot behind it are to become one commercial development for 4 retail shops/restaurants/offices. A restaurant and office are already planned. Two slots remain! It's about time we spruced up that corner of town. Excited!

An account of the reasoning given by the Hub City Spartanburgers themselves. Now, it was a response to another comment made on my social media account, so it's not like an official OFFICIAL explanation - yet interesting nonetheless. Hub City Spartanburgers We truly care about the vision & goal for this team. We didn't want to just RIP off the name without a reason or even put a ton of time, energy, and effort with the management and ownership team to really envision Spartanburg as a whole. We have four reasons behind the name that we are going to slowly start winning the hearts and minds of our fan base: 1: Hub City - homage to this amazing city that is growing and we are honored to be part of it. From the railroads to the epicenter of Spartanburg, we want to be the glue that honestly helps us bridge the Eastside vs Westside as you already know they do not "cross" or become a Hub (even with the name). lol 2: Spartanburgers - the people here with the name Spartanburgers resonates just like people who call themselves “New Yorkers” - it’s the people that make the city and baseball is part of that city. I know some people "baulk" at this one but we think it is true. 3: With Dennys, The Beacon, and Spartan Food Distribution - Spartanburg is a foodie town! So having it also play on the "Burger" side of Spartanburgers - we think it was puny and played into something that we could stand behind. 4: With Spartanburg having so many "layers" and we took that into consideration when looking at this name, we think that nothing has more layers than a burger with the bun, ketchup, lettuce, tomato, onion, burger patty, pickels, and bun again (with the option for mayo & such). hahaha. I hope that helps! I know we are looking to help showcase this reasoning soon as people are still "hurt" from the name reveal. I hear construction is planned to start at the end of the year / early next from a source who has close ties to the developer. Take it as a rumor as best. It is generally believed interest rates will fall at least once this year. A bit of a magic 8 ball situation, methinks, trying to predicts such things — yet any slight decrease would go a long way, especially with projects this substantial, and especially in the longer run due to the nature of how interest works. So, I'd wager that many (including residential buyers) are waiting for that to happen, due to the speculation that it will happening. What the actual future has in store, well, that's where the pop-corn kicks in.

I fear the no underground parking situation may become a reality with the M Peters Group project also.

My understanding was that it wasn't dead per se, just on pause due to higher interest rates and construction costs, like other projects.

Their work helped, for example, in having funds allocated by the County to demolish blighted properties in the Una|Saxon area, after highlighting the high concentration of such instances there. Now they are looking to examine what makes our neighborhoods beautiful, or what they are lacking to get there. Word on the street is that the reason that the east side Bank of America expanded is to accommodate workers/functions from the Bank of America near the downtown which will be closing, as their lease was not renewed for the sake of construction. This is per an employee, so nothing official, but curious as to what the best and highest use of that lot would be if this is indeed true.

I wonder if Project New Vision has to do with Highland...? Master Plan for that very much has a mixed-income vision for the site.

249 and that whole block in general is severely cramped by the fact that the parking in the back area was sold off to SCC some years back. Many potential buyers that I know of and that I showed the property to walked away because of the inability to have sufficient parking for business purposes. Wonder if Broad Street could not be closed off to create more parking. Not sure we really need it...?
