    Since building space is low, it's forcing developers to build up. I got my eye on aging buildings/businesses in the area for more opportunities like this.

    Totally agree. Those projects are unique to Memphis while being modern. Part of the reason alot of our character still remains is because development mostly done by homegrown developers who understands our fabric.

As was mentioned in another post, the need isn't there. The only way to build high would be on Poplar near Clark Tower and Hilton or Union and Madison in Midtown. There's still hope for a mini-Buckhead in Memphis. I want the same thing.

    In another universe, if Memphis kept up with ATL's growth rate going into the 70s and beyond, Poplar Ave would = Peachtree Ave. In alot of ways, Poplar Ave is that for Memphis similarity for our economy.

    East Memphis have some buildings that height or more in either in condos/apartments/office. There's not much space left where something like this can happen in that area unless something old is torn down. I hate it didnt happen because it reminds me of something you would see in Buckhead, ATL from that time period in the 00s

    In 2019 the old Racquet club was torn down in East Memphis, right behind Clarke Tower and the Ibank building. There's 12 acres of land ripe for development. We should hear something soon if developers will erect 2-3 buildings in that height zone. I hope nearby neighbors don't try and stop it because of the potiental height.

    Got it. That seemed to always been the problem out East. Even far back as the 60s where midrise apartment buildings never prospered because of nearby home owners with concerns.

    With the few mid-rises that did get get off the ground, I kind of wish developers had more success implementing apartment/condo building living with suburban neighborhoods before it got fully developed in East Memphis.

    The Artisean (Horizon) had a 2nd tower that never got off the ground. That's probably what they meant.

    I hope the new owners build another tower on the site. I know originally it wasn't their plan, and both buildings were supposed to apartments.  Those condos sold fast after they were finished.  It should be a consideration.

    I hope they can change that. That would be great, especially if you consider we deannexed some areas in that time frame,  which would mean gained more actually.

    I love bringing up in conversations of spots and places in the city where I have kicked it at, and someone will be like.. "I didn't know we had that" or "I never heard of that place before"... (kinda hate to say this) but from my experience as an AA growing up in Memphis, there's still a number of us that do not have much exposure of other areas of Memphis and surrounding areas outside of areas where AAs live in majority.  Some wouldn't know where to go,  and where to explore, from outside of those boundaries to find other layers of Memphis. I can understand why, and alot of the reasons behind that.

    Mainly, it is cultural, financial, and traditional reasonings behind that. (Only going to the same places you know of and familiar with. Friends and family only going to those places as well, and the pattern continuing with kids) So, many are only knowledable about the city based on familiar day by day surroundings. Most of the city have neighborhoods and areas that  ave small businesses in place where the people in proximity will mostly hang out, and spend their money. So, alot of times many of the fun things and needs are fulfilled in those areas without them having to go far out the way. This dosen't apply to the majority of course, but there's still a large number of people that operate like this.

    I also see travel routes as a possibility. The way Memphis is layed out, alot of the neighborhoods and areas are still somewhat segergated, so it's easy for similar groups of people to stay in certain parts of town without having to travel in other areas to take care of their needs. So someone wouldn't know there's a new restaurant coming to Brookhaven Circle unless they travel that way time to time, or have a friend or associate informing them.

    Since I know the city so well, sometimes I'll travel certain routes through the city instead of the interstate just to get around. There's been times in the past and even recently, where I would drive through, lets say Copper Young or Overton Square for example and someone with me would comment along the lines like.. "I never came this way before, what side of Memphis is this?" ..it sometimes throws me off because of how informed I am of Memphis in general. Then I have to keep in mind not everyone goes out the way to search for things to do in the city. Now don't get me wrong, just about anywhere in Memphis you will see crowds of people where the majority or equal number in a mixed crowd are AAs sometimes. I'm just speaking about the number of people I've witnessed not knowing 2 cents of what to do outside of some parts of just Downtown,Beale St, and in their neighborhood area.

    Examples like that let me knew that alot of Memphians, not just Black but White also, do not get out and explore other layers of the city or know other layers exist. That's why "some" will have that attitude of not knowing what to do for fun, because they did all that they knew already for so long.

    Theres's alot of hidden gems in Memphis. More than ever, alot more people are discovering  places and cool things to do that not many Memphians knew about. The uprising of Tiktok and Reels are exposing all of the lowkey and cool places in city.  At times I would be one of the first to tell people I know about something upcoming in the city, but now because of Tiktok and Reels, alot more people are on game. I really like that now, because more people in the city are exploring places and it is seems to generate more positively.

  9. Starting to get a good sense of what the river front will be in 5 years. It will be completely different... Once One Beale finishes it campus, Tom Lee Park redesign, added Cruise ship docks, the Ferris Wheel, The shut off of Wolf River to create a lake, possibly a Zipline Adventure Park on Mud Island, and the Cobblestone restoration, along side of the Brooks Museum.

    The River front will be waaaay better from the start of change around 2010 when things started to get proposed for Bass Pro Pyramid and Beale St Landing.

    They are literally hammering the retaining wall in the ground to dig out the basement this project is fine they have done too much to not continue.  Plus the mayor has already said they will come up with some terms for the agreement.  The backstop funding was just a just in case not due to a lack of committed funding.  Hyatt has invested in all the other hotels this hotel will definitely stay booked as it will be the only hotel of its kind in the city for a few years.  They have closed off beale street and blocked off the adjacent parking lot and fenced it in way before this deal even came up the project is happening.

  11. Glad it's official now. The comments on The Commercial Appeal Facebook page is crazy. Even other local news facebook pages. Sometimes "Memphians" can be so negative. 

    I honestly don't see how they are saying it's a bad location. This one woman said that the area is run down and this will  be too in no time?? I'm lost. I don't consider anything east of Quince, Winchester run down. Maybe my standards are different,  but y'all should read them.

    Right. I understand they are trying to be smart with the limited amount of land they have left. At this point mixed-use is the best use unless they just want residential for the remaining.

  13. I wonder do suburbs and small towns in other metros have tight restrictions on apartments developing in their area. Germantown has taken a strong stance in the last few years about multi-family unless it's mixed use. Still, they have concerns when it comes to this project, it keeps getting turned down after modifications.

I think that was just a driving range with high nets.  

    Originally maybe 2016-2017 we were supposed to have one. A few old articles was saying that they was searching for space close to Downtown. I believe if they were just open to areas outside of Downtown initially like now, it would of been here a few years already. 

    Side note the ceo of TOPGOLF is from Memphis :tw_lol:

    Will added units be apart of this? I'm only seeing renovations to the already existing units in those areas.

    Definitely about the residential. I forgot about the townhouses in planning. Yea this part of North Midtown/Binghamton are on the upswing. It will be interesting to see more things come along with the residential growth.

    I believe this area will be "discovered" by alot of Memphians soon. It's known because of the original Broadway pizza location and the other popular shops there, but it's not mainstream like Overton Square persay. It's usually crowded at weekend nights. These apartments will bring more attention.
