    I agree! House of Blues should be considering Memphis. With Hard Rock Cafe recently closing downtown, we have the perfect place for them to fill a void.

    Exactly! Downtown need something like this. I really wish we had push for more entertainment in this direction. I wouldn't mind the CA building staying to have something in mind like this built. I can see a mixed-use feature that'll include that. Something like Crosstown but more live and entertainment. I would love to see PuttShack come there. Or something like this spot in this video in Houston. 

    Keep in mind, across the street the Ravine and Ravine apartments are planned and will be a good compliment to something potential like this. Also The Walk.

    The Pinch project is monumental, but even the two Front St projects and the Dream Hotel are exciting.  

    I hope he took care of his debts as well. His projects alone are enough to change the look of downtown. The Walk and The Pinch are on my wish this year to break ground.

    From reading the article, Intrator must break Ground by December 15th this year. They're getting design work done on the sites this month. I actually have faith in this guy's work and commitment to the city.

    Yea, so about 2021 I remember seeing this was announced. Nothing much emerged since. So I figured planning stages are still going. When I saw the board in that home, I was happy to see that it looks to still be going along. I cant find anything online about "The Roost District"

    Now I do believe something will come to that corner where the old Lamr theater is at. It'll take more time and belief.

    I hope it is. That area have so much potential. I noticed that vacant lots in that neighborhood and even as far as the Glenview neighborhood where I have a grandparent living, is getting new homes built on them. Says alot about the value of land now. 

    I can't wait until some plans are made for the old Lamar theater and the buildings nearby it.

  7. So the other day, I got some insight on the mixed use development happening on Lamar Ave and Willett in the Rozelle neighborhood. So im a Realtor, and I was showing a home in the area. Mind you, the home is a new construction, it sticks out from majority of the homes in the area. There's a couple of new builds already happening there on vacant lots.

    So inside this house is this board in the living room area.     That will be another blow to Tunica. I'm excited to see Southland take those strides to be the premier gaming in the region. Tunica/N Mississippi gotta fight back at some point

    Does anyone remember the plan back in 2001 to illuminate downtown Memphis' buildings? It fell through. Per the DMC, it'd be too expensive to implement today. 

    I remember someone had a plan for it too.  I'll look up the owner a little bit. Wouldn't mind reaching out to see if they're holding out for a developer or plans. It's not for sale I believe either.

    Yeah that is. They have a case too. Soccer is still active during the summer months basketball is inactive. So that crowd that comes during the week and the weekend is needed for them.

    I have it on the table of things to do in my career at some point. I would love to be the "brains" or storm up ideas for someone at this point and allow them to get the money and approvals in motion. Like all of us on here, we have some good ideas we would love to see for our city if it makes sense.

    That's good to hear. I thought about sending available properties to some companies that aren't in Memphis yet with the area market. It could possibly give them the idea to look at our metro.

    I'm already in Real Estate and have thought about playing a role in development in some way after watching developments for years now.

  13. Mixed-use developments are going to change how we see our suburban areas. Really amazed by what's been proposed in the last few years and have been developed so far in the burbs. Especially in Desoto Co.

    First.

    Two Mixed-use developments have been approved right near Silo Square in Southaven. Silo square which already have rooftop restaurants  nearby, hotel in works, retail and residential lofts above in those buildings, and many more things in thr works. Desoto will have mixed use developments all over. Olive Branch have about 3 in the works now, as well as Hernando.

    So one is called "The Sip" and the other is called Crossover. I have this screenshot I made off Google maps where these two are bordering each other. The red where The Sip will be and the yellow will be where the Crossover will be

    True. I have forgotten about their plans. Whenever the rending drop, we can see how much closer we are to it.

    From what it looks like, the Aloft hotel should be done this year. News have been quiet about it.

    I got a feeling this pause in the development will make a developer step up and try and fill that gap. 

    I'm sure the 100 N Main process is helping the city pitch for bigger conventions. Someone gotta come with the cash already up front.

    From what I seen, the Fairgrounds development is already getting something like that, it'll be nice for the Tiger games and other sports. It's called High5. It's like Main Event. It has bowling, pool, games, laser Tag, etc. So they are covered.

    Even though FedEx forum is on Beale St. people can have fun. We just need that kind of entertainment downtown that Jillians use to bring. The commercial appeal building or land (if torn down) could bring something mixed-use with that option. I wouldn't be shocked if The Walk may have contingent contracts for something like that in their developments, its a opportunity that im shocked haven't been done yet. If we had the space TopGolf would have been downtown instead.

  17. Since we're getting a stadium at the fairgrounds for the soccer club.

    No signs for a NFL team yet to save the land for a stadium. 

    I wouldn't  mind repurposing the building for entertainment mixed-use. We haven't had something like these options downtown since Jillians at Peabody place. It would be a hit whatever it could be in relation. I believe the closet thing downtown in relation is the bowling alley at the Pyramid, Axe Throwing, and escape rooms.  

    I've been to both Puttshack and Andretti in Atlanta before. Had good times at both. Puttshack have been growing. They have future openings nearby  in Nashville & St Louis. Even Louisville have a future date on their site. I believe either would do well downtown near The Walk and The Ravine coming along

    You're right, the state probably wouldn't allow just all of that concentrate just in Memphis. Downtown Memphis would definitely see atleast one. Somewhere in the outskirts would have happenen probably by the Nashville exit near Syncamore View. Or near the airport around Brooks Rd when the strip clubs was active.

    True. I forgot New Orleans have their Casinos too.  An higher tourist destination and Entertainment district similar to us would be the best example.

    The difference for me in this is, at one point Tunica was the 3rd largest gambling district in the US. I believe it's 4th now only if you count Reno, NV.  That for city like Memphis in the 90s wouldve been huge. Mainly the success was because of the location in the country compared to the others that drove people from everywhere.

    To think that 9 large Casinos was built 30 mins south of Memphis in the middle of nowhere. I know this is hypothetical, but if law makers did give it a greenlight. Memphis probably would have done something Tunica didn't do, and that's have the infrastructure to allow them to be built in closer, walkable distance. Big city amenities as well to compliment it.

    It's all hypothetical, just imagining all of money spent down there to make it happen for Tunica probably would have translated different here. Branding and the secondary industries that would have unfolded.

    Knowing Tennessee's legislature, I'm sure they'd probably attempt to justify the decision to ban casino gambling by making some sort of outdated morality argument about casinos 'inviting the wrong element' or something.  It really doesn't make any sense at all letting these other states capitalize off of us like they do.  Just imagine if all of those Tunica casinos had instead set up shop somewhere in Memphis proper.  

    I think about that alot. Especially knowing those investors wanted to be in Memphis first. In the early 90s it was not alot of places you could gamble outside of Vegas and Atlantic City as there is now. That would have shifted Memphis economy and trajectory. Would have been Vegas like. Especially with the Pyramid just opening at that point.
