    I think over-shooting to try to develop towers in the 20-40 story range is not a realistic development for Memphis, in this district.  Go lower rise to mid rise, density-focused, and the cost will be lower, and the success factor will increase, I think.

    True. The density will look good from the ground still. Hell, maybe just 1 tall structure and tv rest midrises. It'll look good. Im just ready for us to finally get something tall off the ground downtown.

  2. Another Big project dead... man the pandemic messed it up for the big projects planned downtown. 

    I have a feeling St. Jude might buy the land to build out. I really don't want that. We need something similar to what he proposed for the downtown area. Large Hotels, Residential, and retail.

    Whomever assumes ownership of the hotel will hopefully carry out the plans to renovate it completely.

    All that gripe they gave about the Lowe's Hotel coming a couple years ago, just for them to leave? Opens the door for a new convention center hotel.

    I hope so. There's so much potiental. Especially how Laurelwood across street from the Mall has redeveloped and stabilized. That area does remind me alot of Green Hills. I believe the retail and commercial market will get stronger as properties are being invested.

  5. Downtown Projects to look out for 2024, According  to the Commercial Appeal 

    I hope at some point this year we'll see construction start all of these and have cranes in the sky.

    I thought this was interesting in the article. 

    The TIF district encompasses the Poplar corridor from I-240 to Kirby Parkway. The association has several projects planned for the area:

    • A mixed-use development consisting of office, retail and hotel on Briarcrest Avenue;
    • An office development on International Place;
    • An office development at 860 Ridge Lake Blvd;
    • A senior living apartment development at 6300 Briarcrest Ave.;
    • And a mixed-use development consisting of office, retail and hotel space at 5900 Poplar Ave. 

    Are there any renderings of this work? I actually posted something last year I believe, about this area of Poplar having infill to grow more with those surface lots and limited land avaliable. Amazing. 

    Poplar Corridor Developments in progress 

    • Oak Court Mall being bought, more likely to get redevelopment. 

    • MidCity Development at the old Racquet Club site with a couple of midrises possible.

    • The TIF planned in this article.

    • The Carrefour at Germantown development. 

    There's also Perkin Flats that's about to start construction behind Soul Fish on Poplar. 5 story apartment building

    Even though I'm down for another bridge somewhere north of downtown to connect 385, this could solve that issue for a 3rd bridge. As long as they don't shut that one down.

    This should be a big test for Intrator.  He's gotten three smaller projects done, but this one is much larger, and if he can get this one done and make it successful, that gives more hope for anything becoming of his Pinch project.  

    Yeah, I was just wondering about the Pinch project. I think some article from the beginning of this year when he filed for an extension, or permit for the Pinch, he mentioned something about the end of 2023 to start the construction work on it. I need to find the article.

    The lot that had plans with the Clipper and hotel development? It would make sense to bring that area up. I forgot what developer had that land, but that would be nice to have a entertainment destination there. 

    I see they have Punch Bowl Social there at the Deer District, I was literally looking into this place last week because they have locations around the country, and I felt that it could do well Downtown, Midtown, East Memphis- Poplar area, or Collierville/Cordova.  I said on here that Downtown is in need of a Fun arcade, bowling, mini golf type of entertainment.

    You say this and come on a Memphis forum to down a "different tier" city, but I gaurntee you're not on those listed cities pages to do the same, and you should, since they're a peer city and more in competition.

  12. MLGW Plans to move from Downtown

    I wanted to report this news last week before it got out.

    I have a friend that works for MLGW and they told me last week that they just found out about the main office moving out of downtown. I didn't know it would be reported that soon though. Overall, I'm glad because that space downtown will be valuable being near a Entertainment district.

    Handling crime is one thing, and healing the perception of real danger is another. From what it seems, Memphis reputation has been damaged some because of the push of people wanting to let the world know how our crime here is going. Almost making it apart of Memphis identity.

    It's a must that we get a rebrand along side of lowering crime. Forbid if someone who dont know nothing  about Memphis, only knows about its crime.

    I remember calling it back in 2019 that they will probably erect 4-5 high/mid rises, but 7 is amazing. I see what they planning and that'll be Memphis's "Buckhead". Downtown for the wealthy. 

    I like it, and hope they can develop to the fullest without the oppositions. I want to see a 2nd downtown in the city. Its unique, even though it's sprawling. For the South its not abnormal, but we'll stand out from a cities with that added.

  16. I remember around 2005/2006 Memphis crime "rose" in numbers because MPD started using FBI raw data comprehensive crime reporting system. Alot of cities at the time weren't counting up data the same. I remember someone explaining it online like... because of the FBI reporting some crimes would be counted double, triple, or more. Like if a fight broke out and multiple people got involved, in the old reporting it would count as one Assault, vs now it would account as multiple assaults with all involved. 

     

    I'm not sure if other cities adapted this reporting system by the FBI, but that increased our numbers noticeably compared to the year before and exaggerated our numbers compared to cities that didnt.
