  1. Their rent could be NY levels and they could still make it work, the owners will just make plenty more money moving to a larger, cheaper space. There are only a handful of restaurants in Charlotte busier than Soul typically is.
  2. Soul is completely full, waiting list everyday, they have to just be really poorly managed to not turn a profit with their customer base, even with crazy rent.
  3. Xiao Bao at Optimist Hall makes a good okonomiyaki.
  4. The Nissan Leaf yes, the Bolt no. The original tax incentive was for the first 200,000 cars by each manufacturer and so far GM and Tesla hit them in previous years and Toyota hit their goal this year which means a reduced benefit next year and drop off after that. Other states have incentives, but nothing in NC. You won't even get HOV status here in NC for an electric vehicle and I think most people saw the absurd law they were trying to pass about electric vehicle chargers. Part of the infrastructure bill included additional tax incentives for electric vehicles made by union labor; so there is some outside potential of the Bolt incentive coming back in the future but I wouldn't hold my breath.
  5. Kiki was very overpriced for the food. Never made it to Sister but it looks like they steered too hard in the other direction and couldn't swing it for the money. 3.6 stars on Google, most of them about bad service. Plus probably a horrible decision to renovate/relaunch a place 3 times Tattoo/Kiki/Sister over 2 years during the pandemic...
  6. Got it, I read your previous comment that you didn't think they were worth it because of the brand name; not just pricing in general. For the price, it will be very tough to beat a Bolt EUV. The original Bolt is very, very small; the EUV is just large enough to put it into regular car consideration territory. The Model 3 is the most expensive option of any of those by close to $10k. It looks like base model is now pushing $47k without governmental incentives. Kia EV6 and VW ID.4 are both around $42/43k but you'll get $7,500 from the government as an incentive which brings them just barely above hybrid crossover pricing as cars go these days. Both of those will have a big interior upgrade over the Bolt/Leaf; my personal opinion is that VW makes the best budget interiors of any auto manufacturer.

  9. Welcome to the South. Most companies don't bother sending stock to the region unless you order them, inventory is focused on NE and W. Seems very odd you're willing to look at Nissan and GM but not Kia/Hyundai/VW... Build quality on those 3 far outclasses domestics and Nissan, and most of their current EVs are crossover SUVs anyways.
  10. I can maybe understand prioritizing the South side over the North side but I don't see any advantage of keeping a portion of an urban freeway when we already acknowledge all of the downsides..
  11. Why would you keep the northern segment? It would be much easier to remove the northern segment of 277 and fully develop the blocks between 11th and 12th.
  12. Coming home NB from the Charlotte FC game last night and the trains had the wrong stations on the announcements and notification boards. We also sat at CTC for 5 minutes.
  13. A NoDa social district NEEDS to shut down vehicular traffic on N Davidson at least on weekends, but it's difficult to say how far you would need to block the road. If the 3-4 new projects (Herrin, Johnston Mill, Alexander St., etc.) on 36th street allow for paid parking in their decks, you could close N Davidson all the way back to Jordan Place but otherwise if you only close 34th-36th, it is just going to drive traffic onto Yadkin and Alexander which are already extremely tight on weekends. It is crazy how many more cars there are driving to the area than there were a few years ago and people are reckless.
  14. If you talk with anybody involved in SC development, they all agree there is no possible way this is solely on Rock Hill and everyone knows it.
  15. Yup, awful deal unless you're super into MLS. No local games, and this is an add-on to the Apple TV app, not Apple TV+. Don't expect additional locals to try the games out on their local channels for such a new team. Only positives are this tv package is included if you have season tickets and no blackouts (I have been caught in between regions for games where I'm out of local coverage but not far enough out for ESPN+).
  16. Paid for their time worked doesn't mean they aren't getting screwed. Contractors turn down plenty of other work when they take jobs this size and many probably hired additional people.
  17. Chill man. I'm pointing out the Wikipedia page is incorrectly using a quote from the team as their source on seating capacity when the team themselves gave the 32,000 number. Actual capacity is probably around 33k, meaning we are selling about 1-2k seats short a game with some no shows of MAX 3k short of sellouts each week. I'm also a season ticket holder who has been to every game and I'd say the 1-2k per game short is accurate.
  18. Yeah we really could use some BRT here, especially due to our current hub-spoke road configuration. Road diets and BRT on all of our spokes could be implemented in the next 10 y ears and a fraction of the cost of the silver line on Park, South, Tryon, West, Providence, etc.. Of course we would probably screw it up and go for the Indy model to keep lanes for cars, or build our first BRT station and let the busses share the road with regular traffic..

The Wikipedia page references this article in the CBJ for its number: https://www.bizjournals.com/charlotte/news/2022/02/11/charlottes-new-mls-team-close-to-first-sellout.html which does give the 38,000 number but if you look at the full quote it is: For most regular season matches, Charlotte FC plans to only open the lower level for fans. That encompasses 38,000 seats, including suites. Because of seating configurations, TV camera positions and other factors, the team has said capacity will be in the range of 32,000 people for matches played with only the lower level occupied. BOA is pretty damn full, not missing 8,000 people.

If Rock Hill was upfront about not guaranteeing the debt, this reads to me that Tepper overestimated the tax revenues to be generated by the development, or is trying to adjust the amount of investment into the size of the facility due to the inflated construction costs. Rock Hill actually was ready to issue bonds in accordance with the original plans but because Tepper would be on the hook for the public infrastructure improvements if they did not generate enough tax revenue for the city to cover the bonds, pushed for a pause on the issuance of bonds and is trying to rework the public funding source so they wouldn't be liable or “try additional things to get the debt issued.” per the report.

  23. Minneapolis has an amazing trail system. Chicago has a ton downtown and actually better greenways out in the suburbs. Baltimore is connected to DC and has some awesome harbor greenways. Indianapolis for a smaller city has a decent system throughout their downtown. Columbus for another small city has tons and is connected to OSU. Denver as mentioned above has tons.
  24. DC is an easy example without even thinking about it. Continuous greenway all the way to Baltimore and hundreds of miles of greenways all around the city connecting its parks. I'd agree the city should be spending $0 for a new stadium and fully support extra spending on our greenway system. It just is not a priority based on the history of funding projects and work that has been done so far. Because of the shape of Charlotte's roads, I think we should be looking at road diets along all of our spokes and adding in large protected sidewalks and protected bike lanes.
