  4. From the drone you can see how Skyhouse's pocket park and radius' courtyard will connect fluidly to the courthouse front yard. If only the city would buy/remediate the drycleaner property and those adjacent to continue the green stretch. The "Terminating Vista" view from the 4th floor. Will be much more impressive from the "14th" (ignoring 13 for weird superstitious reasons).

Yeah I have seen development plans for that corner, let me see if I can dig them up. 0% chance the owner is gonna let it go without a hefty price, 0% chance an eminent domain lawsuit by the City would be able to take it from him (unable to demonstrate "need").
  6. It really hinges on the parcel lines, If you look at the breakdown of owners (there are technically 5, condos split between 2) you can start to see why. Either you are going to wind up buying the whole block or you are only going to buy about 188' of depth from the lake. With given setbacks and a requirement from the city to activate the lakeside (65' from lake, min 10' from backside = leaving 113' w/ 125' being efficient) either way with a tower you are going to wind up with a really weird parking configuration. The per unit price for the tower construction is prohibitive especially if you have to do 5 floors of CIP parking in an inefficient form. To get a management scale number of units you would have to go 17 stories (city currently is pushing for 12-15, current zoning allows 7.5-10, and the strong nimby neighborhood to the east wants 0). Seems really unlikely to me, but I have been wrong before.

  8. The land owners want a figure well north of $12m which at the moment, given zoning limits to what I assume the city would only allow 7-10 stories, (with most of the height being on the lakeside). I've tried to figure it out but have yet to make anything pencil.

  10. You can use the google earth altitude feature to accurately determine the height. Your vantage point is too low, the first floor of Radius is 22ft with 11.5 flr clear heights for each following floor. At that rate the 7th story should be ad minimum 79.5 feet in the air, add 5-6 feet for vantage point.   13. I like this project, I hope they nab the office tenants necessary to convince debt/equity. I also think adding a sports district would lend Orlando a bit of what Chicago has, small microcosm bar districts that appeal to different audiences. Right now if you go out for the night, the city is somewhat a scattered by way of bar vibe. Hipster speakeasy, frat bar, brewery, high end steak bar. Adding a sports district for hooligans will allow for the other genres to cluster. An area for wine-os, one for hipsters, another for beer enthusiasts. Its a long way off, but these kind of clusters lead to things like special drink festivals. German beer fest in the beerhood, wine walks, bar crawls are all better once it arrives.
