  1. I'm agnostic on the issue. But I think it's a worthy subject for discussion on a message board. If other members have concerns about something, isn't it our collective effort here to address those concerns? Every post above is a thinly veiled insult. Sure, it's a trivial thing to discuss, but discussion is what this board is about. And more to the point, similar discussions have been had in the past regarding other projects.
  2. Do they not have the resources right now or something? Why would the city set it up this way? The property needs to be in the hands of an organization that is sophisticated and has adequate financing.
  3. Indeed there were. Although I wasn't a member back then, I lived here and yes many people were irritated by it. To me, I understand it. These contracts hold the leasing agents' feet to the fire via incentives and penalties and % (all stuff most of you know, I'm sure). Not saying that's the sole reason that this banner is up. But I'd be very surprised if their lawyers were not influencing this decision. CYA.
  4. I meant product adverts, specifically. And yes most are slapped up around the Epicentre. There are many more avenues of advertising here than in L.A., I imagine. Easier to get above the noise here, so no huge Wheaties ad on DEC anytime soon. But what those adverts are not a Times New Roman, black-white banner with no logo. The adverts you referred to actually lend sophistication to the city, i.e., wildly popular products advertised on prominent buildings. This is not that. This banner is the equivalent of phonebook deliveries.

  6. Not intending to be contentious here, but Charlotte has those adverts, too. Apples to oranges.
  7. Point taken. But the concern here is a bit different--a prominent new fancy building in the largest city in North Carolina shouldn't need "grand opening-style" balloons and appeal. The business interests that would entertain the space are aware, and such "local" advertising in this way makes the city look unsophisticated.

  13. A little more back on topic, Nevada just unanimously committed "recommended" $750MM in public monies in an attempt to lure an NFL team, namely the Raiders.   16. I'm not saying the race to the bottom is a good thing, but it's just how business is done. It's super convenient to pick and choose the projects one doesn't like, but picking a common denominator [i.e., "extortion" or whatever other word] amongst most projects is superficial, and to me underscores a personal agenda. As for actual, quant ROI, I'm pretty sure the stadium effects can be tracked; it's pretty standard business for actuaries.
  17. Pedestrian utilization doesn't have to be limited to convention events. If street front shops is what we're after, this entire area would be hopping year round once the new developments (Crescent, LH, etc) come online. Only so much space in Uptown, after all. Convention center traffic would obviously be a big economic boost as events are held, but there is still plenty of justification for an overhaul without them. Location is great. It just happens to be a convention center on the inside.
  18. Charlotte seems unique in that regard. With the beast that Stonewall is growing into, maybe the surrounding amenities will be a draw.
  19. Big companies "extort" states all the time. This is not novel. Beating that drum is a lost cause unless there's something super unique about this situation. With other entertainment uses factored in over the life of the stadium, the return is no worse than any other option, and as history shows, no state with an NFL team has regretted their decision; hell, Missouri re-upped on a bid to have the team remain in St.L but was a day late and a dollar short. NFL franchises don't have much intrinsic value to the public at large, but if you have one, the economic activity it creates is a HUGE x-factor in development IMO. Besides, Pascal's wager?
  20. This is why it's so mind boggling to me that the $14MM figure is out there. What is the typical capital outlay to build escalators and put on a fresh coat of paint? Certainly it's not $14MM
  21. All recent stadium renovations have been subsidized by public monies. It makes good business sense for both parties: the owner get's a nice, comfy levered position, and the public receives the dollar benefits down the line as revenues pour in from the most popular and lucrative sport in the nation. Creditors in St. Louis who received PSLs as settlement are suing the Rams, so we will see what the blowback is in that regard pretty soon.
