That entire block has great community potential. The buildings form a cohesive area that provides an awesome 'blank canvas' for any planner/designer. Just need to buy-out the autoshop's lease. Alas . . .

Well it looked like a square tract of land carved out of that space and concrete was being poured. I could be wrong, so I'll let more experienced eyes confirm or offer alternative theories. -

Spoke with two Duke guys whom I consider extremely close friends, and even they were evasive about this building. Acknowledged that an email went out, but that's all they said. -

I imagine both concepts could work there. Now that I'm thinking about it, it may even be a harder sale if it's just that one building rather than the whole block.

Maybe that will spur a sale of the rest of the block, replacing that auto shop with one of those adult arcade bar gym social house things.

Really hate that I missed this deleted post. Someone DM me! Please and thanks. As to the censorship issue, yeah, no one other than the person posting the content should should be entertained when making a removal request. Of course, general board rules apply as always, and so mods can dispense with a post as appropriate. Corporate influence is particularly abhorrent (compared, say, to an offended poster objecting to inflammatory content), and should be summarily ignored and publicly rebuked. But that's just one man's opinion. Really looking forward to what grows out of this. This block will be The Square 2.0 within the next 10 years. -
No previous discussion. It's a travesty that it isn't being used. A high-end restaurant concept would do well here IMO.

Interesting idea. Making the numbers work might get tricky. Tenant upfits alone would cause headaches. If strictly soft goods, then maybe CCCP would provide the allowance for small changes in signage and layout changes. And I don't see uptown retail as being hostile to the little guys. Abbeydale, which was in that garage spot on 4th, did well enough over a couple years and moved into First Citizens building, having purchased floorspace there. I'm not abhorrent to the idea, but exploring shipping container options in pocket (read: corner of 3d & church) areas around center city may be a more effective and efficient means.

That area is terribly rough. No movement (or really prospectors coming through). Someone finally finds value there and the city allows the permit. It's development. And we have plenty of land in that area. I just don't get the lambasting.

It got a shot because a previous smaller, local shop outgrew the space. Curious as to your reasoning for rent subsidies in center city.

bro...get off your high horse. i'm well aware of construction permits. oh and btw...fencing going up requires a permit. construction law isn't my wheelhouse, but i have extended experience with government red tape as a criminal defense attorney in my early years on to high finance and tax litigation matters currently. and to the point, i was simply stating a fact. you implied the value judgment. cheers
