Yeah, this could be legit. My question is what source says Pickard Chilton is the architect? Other than some random folks on the forum...

Article on population growth in Virginia: http://statchatva.org/2016/01/27/population-growth-in-virginia-is-reversing-decades-old-trend-estimates-show/ Cooper Center Estimated Population for Richmond (released 1/27/16 for July 1, 2015): Richmond City 217,938 (which seems to lag a year behind Census estimates) Link: http://www.coopercenter.org/demographics/virginia-population-estimates

maybe one of those buildings in the rendering above is a hotel...I found this quote in an old RichmondBizsense article: "Cooke, from Thalhimer, said that once the whole project at Reynolds North is done, it would bring about 500 apartments to the area, a new hotel and ideally a few new restaurants." The article: http://richmondbizsense.com/2012/03/02/developers-have-high-hopes-for-new-property/

Not sure if anyone has mentioned this project, but it looks nice. 14 townhouses at 7th and Semmes: http://onesouthrealty.com/7-west Additionally, on the same website, it says the proposed tower on Pear St is called the "Nexus Tower" and will start selling this spring. http://onesouthrealty.com/nexus

I personally think the height is appropriate for its location. We should be developing and building the taller high rises in the center and "back" parts of downtown. If you build high rises too tall along the river, then there won't be much to see behind it.

Great announcement this morning: http://richmondbizsense.com/2016/01/20/new-21-story-tower-planned-for-downtown/ http://www.richmond.com/business/local/article_214de9ae-82aa-54de-9bea-7ec4b8c54779.html Richmond has a new tower on the horizon. A 21-story building, dubbed the Locks at 321, is in the works at the corner of 10th and East Byrd streets. SunTrust announced this morning it will occupy 53,000 square feet of the building, moving about 200 staff members from its current tower at 919 E. Main St. Locally-based Dominion Realty Partners is the developer. The new building, which will carry the SunTrust name, is scheduled to be completed by December of 2017. “Richmond is an important market for us, and moving our Richmond main office to this new location reaffirms our commitment to the downtown area and the entire region,” John Stallings, SunTrust’s Virginia division president, said in a news release. Demolition of the 17th street Market begins today. I could of swore they were going to hold off until after the bike races, but I am glad to see this started. Hopefully it complements the train shed nicely. http://www.richmond.com/news/local/city-of-richmond/article_3a42e0ed-9a46-5aac-b8b6-17d689084315.html
