Building Where: Hull Street near the Flood Wall Built: Circa 1800 The Manchester Canal, now an abbreviated and swamplike waterway that was built by black and Irish laborers, was envisioned as a navigation connection to the west. While the James River and Kanawha Canal took on that task on the north side of the river, this canal served paper mills in the vicinity of the Mayo Bridge. Today, the skeletal Richmond Paper Board factory, built in 1929, offers a picturesque silhouette for joggers and hikers moving atop the flood wall. But enjoy the view soon. This ruin awaits demolition for a high-rise apartment complex scheduled on the 2-acre site. Some 200 units comprise the first phase.

  4. It definitely appears that there is some action going on around the site. I noticed yesterday some bulldozers parked next door and cones put up on a side of the building. Hopefully the demo is soon.

  6. Anyone have any updated info on the bus depot redevelopment in the Fan. There is a lot of work being done at the site currently, however if I remember correctly there were no final plans...just proposals for public feedback? Right?
  7. So, after having the night for the design to sink in... I really like the design of the building. For some reason it reminds me a little of the Rosslyn Twin Towers but modernized. I think the height is appropriate for Richmond and will add to the density. My only fear is that from the angle of the released image, it makes the two buildings look like they have huge gap between them, which seems very suburbanesque. Like it's meant to be in Tyson's Corner and not downtown.

That building – two stories higher than originally planned – will consist of 84 apartments above parking on the ground level, as well as 2,500 square feet of retail. That’s an increase from initial plans for 50 units and 2,000 square feet of retail above two levels of parking."

  20. Today the Crunch Gym at 3600 West Broad opened. I think this new gym plus the addition of the new Aldi opening on Boulevard will help Scotts Addition become a more well rounded neighborhood. Folks living within in Scotts Addition can now be within walking distance of a gym, grocery store, movie theatre and multiple restaurants/breweries. I really think this is whats holding Manchester back...it really does need a grocery store (which hopefully comes at the Reynold South Development) plus a gym and more restaurants.

The duo propose a building with 13,000 square feet of office space on the first floor, and a mix of 20 1- and 2-bedroom apartments on the upper floors. The office space would be available as private offices, and also as a shared co-working space. Some parking would be offered on the interior of the building, with street parking carrying most of the load. The scale is akin to the development spitballed as part of theGreening America’s Capitals meetings last year on Jefferson Avenue. As the lot is in the city-designated Union Hill Old & Historic District, any development will need to be approved by the Commission of Architectural Review. A Special Use Permit to allow the requested height due to the current zoning (UB-PE4). Kleyman stresses that these images by Todd Dykshorn are definitely not the final renderings. Last night’s meeting was set up well in advance of going to CAR, Kleyman says, so that they could get community feedback.
