  1. The Arcade (2 stories, circa 1902) has a rendering for the Roberta's Pizza/Urban Cowboy Bar, which will take up a combined 7,005 sq. ft. on two floors. The multiple floors, bays and entrances within the space that allow for myriad different experiences and offerings under the same roof.   8. Ernest Tubb Record Shop at 417 Broadway (4 stories, 12,936 sq. ft., circa 1900) will have $5.5 million in construction to convert it into a multi level entertainment bar. Impetus Builders will handle construction, and Clements Wimsatt Architects is responsible for design. since 1951, was purchased by developer Brad Bars, musician Ilya Toshinskiy and local attorney Grover Collins in summer 2022 for $18.3 million. The 515 Houston structure (4 stories, 170,000 sq. ft., 109 units, ground level retail, underground garage) of the Wedgewood Village project has sought a construction permit for the site (see photos of the foundation dig in the entry immediately above this one). Hardaway Construction is the contractor for the AJ Capital development. Japanese cuisine restaurant Momotaro and an as-yet named talian eatery will anchor the retail portion. Material Ventures and Stiles Corp. are partnering on the development. Smith Gee is the architect; Barge Civil is handling engineering. Metropolis Technologies, which purchased Premier Parking in 2022, has declared Nashville as its co-headquarters with LA, and will move into 13,000 sq. ft. of space at the 5th & Broadway office tower soon.   13. Price tag for new East Bank TPAC looks to be $600million now. Will be about 340,000 sq. ft., as opposed to current 300,000 sq. ft. To make the move, the state has pleded a total of $500 million, with a 20% match requirement by TPAC, meaning the organization is now working on a $100 million fundraising campaign. In its 2023-24 budget, the state gave TPAC an initial grant of $200 million, with the 20% match requirement. TPAC is "closing in" on $40 million and will hit that fundraising goal by the end of the year. The state has pledged a potential $300 million in next year’s budget with the same matching requirement. “The public response has been fantastic. Because [the building will be] owned by TPAC, we have all sorts of naming opportunities. For now, PNC has been the only naming opportunity in our current facility,” Jennifer Turner, president and CEO of TPAC said. “But in our new facility, we have the entire campus that has the ability to have either a corporate or individual amazing opportunity, and so people are very interested in the recognition and the investment that comes with that.” Many improvements in the new campus will be behind-the-scenes, operational efficiencies. There will be 200 more seats in each of the venues as well as additional rehearsal studio incubation spaces to cultivate Nashville’s arts scene. “There’s a lot of really great improvements, but these are massive buildings, so we’re trying to be as efficient with the footprint we have but still maximizing our opportunities,” Turner said. TPAC is working with Metro and The Fallon Co., the developers of the 30-acre parcel surrounding a new NFL stadium, to come up with a multiyear parking solution. It will likely look like surface parking at first, followed by garages. The performing arts organization currently sees about 450,000 people come through its doors each year, but with the new facility it expects to see about 650,000 to 700,000 visitors annually.   14. Williamson County: Perenn Bakery is opening a location at 94 E. Main Street in Franklin and is scheduled to open in the spring of 2025. Situated in the historic Boat House building, the new location will introduce artisanal baking with its handmade croissants and unique offerings to the community. The location will also host sourdough-making classes. That’s what the development, operating under Lost and Found LLC, hopes to bring to 3104 Gallatin Pk. by early next year. Purchase wine to take home or uncork and enjoy there + find pairings at the cheese and charcuterie shop, which will likely be a part of the two-story bar. Other dining options include rotating food trucks. Approximately three bays will host additional tenants. Though nothing has been confirmed, Weinberg is working with two well-known brands, one wanting to open a brick-and-mortar and the other expanding its brick-and-mortar footprint.
