Plans have altered on this project: - Will now be 11 stories instead of 12. - Will now have 165 hotel rooms, 80 STR units instead of 176 rental units previously. - Will now have 40,600 sq. ft. of retail, instead of 11,844 previously. - Will have 184 parking space in the internal garage, instead of 95 previously. - Deforma is now the architect, instead of Rome Office and Gresham Smith. - GSLA Design is now the landscape architect instead of Rextark. CA South is still the developer, with Promanas serving as an equity partner. Still no word on groundbreaking date. Personally, I liked the previous design better.   6. This has been posted generally in the Inside 440 thread over the past two years, but now that AJ Capital has mad formal submissions to Metro Planning, I think it deserves its own thread. The Chestnut Theater will be located at 464 Chestnut, and be 4 stories tall, with a capacity of 4,000 that includes several balconies. There will also be a 5 story, 140,000 sq. ft. office building with 16,500 sq. ft. of ground level retail at 424 Chestnut St. as part of the 2.5 acre complex. It is being developed by A.J. Capital Partners, who paid paid approximately $27.43 million for the multi-parcel site. They are also doing a lot of other work in the WeHo neighborhood. The overall concept is part of an approximate 12 square block/18 acre area they are calling Wedgewood Village.   7. 1213 Grundy will be 16 stories/180', featuring 144 hotel rooms, 168 "time share" units, 14,500 sq. ft. of ground level retail, and an internal garage on .79 acre. Tidal Real Estate Partners is the developer. They also are developing the just-opened 1111 Church (21 story residnetial), and also have plans for 125 11th Ave. North (30 story residential), and Porter Edition Hotel (28 stories), all within 2 blocks of this new proposal. ESa is serving as architect. They are seeking bonus height from Metro Board of Zoning Appeals.   8. Embassy Suites/1 Hotel have been purchased for $530 million by Host Hotels & Resorts. With a collective 721 rooms, the transaction is equivalent to around $735,090 per room.   9. Some additional info on the Culaccino Restaurant announcement. It will be located at the NW corner of Commerce St. and 9th Ave. North on the ground floor of The Emory (eastern AEG residential tower). It will inhabit a 6,700 sq. ft. space, with 20 ft. ceilings and a cover patio that will wrap that corner of the building. The northern portion of the patio will face the entrance to The Pinnacle, the development’s 4,500-capacity live music venue, making it the perfect place for dinner and a drink before a show.   10. Agreed---especially because that would create the final link between Chicago and Atlanta (and on down to FLA). Seems like a no-brainer.
  11. A new passenger railway connecting Memphis to Atlanta is underway, taking the first significant step toward making it a reality. On April 28, a request-for-qualification (RFQ) was submitted with the City of Chattanooga on behalf of the Federal Railroad Administration (FRA) Corridor Identification program for planning and scoping purposes. The RFQ request is seeking firms to help with the initial planning and design for how a railway will best connect Atlanta to Chattanooga to Nashville to Memphis. Ellis Smith, Chattanooga director of intergovernmental and external affairs, said this will be the first step toward bringing a high-quality firm on board to help execute the scoping phase of the project. Smith said representatives from all four cities and representatives from both Tennessee and Georgia will be involved. The RFQ bids will remain open until June 11, according to the application. In December 2023, the FRA allocated $500,000 for analyzing a potential railway connecting Memphis, Nashville, Chattanooga and Atlanta. Will have around 118,400 people coming in to downtown Friday evening.
