  6. Thanks for linking to us Something to consider is a lot of those lots were purchased by investors/developers looking to build large condos. The market has shifted to apartments. This is a different model for a lot of them. I'm putting together a map of all the current projects and I think the biggest shift is that they are all mostly small to mid-size developments. Personally I think that's best...the smaller it is, the more likely it is to actually get off the ground.

Yes...working on a post about how to do it..essentially...1) create your account 2)"add balance protection" (don't try to activate if you purchased from a TVM or manage your SunCard) 3) if you want to load go to manage suncards and "Add product" Conductors count is what I think they told me a while back. And I know everyone here gets it but it is boardings and not passengers...TV stations keep saying XXX people rode the train...not true.

  12. Let's use that term "Exclusive" lightly...there aren't any details. We've known for a while that Health Village would like a grocery store...getting one is another story Winter Park road closure was always part of the plan...however the original plan showed that it would turn into a pedestrian only access to Orange Ave....now it ends at a parking garage We're working on a number of Health Village related posts and hope to have them ready to go soon with some more updates... It's going to be a really cool area once everything gets going. Disclosure I live only three blocks from health village!

  14. The idea would be to incorporate the traditional city design standards into any future development. So if they redeveloped the Colonial Shops (not sure on the exact name) shopping center they would have to fit in with the Traditional City standards..same with the fashion square mall development. While I think Mill Park came short of what a lot of people wanted to see it's a good example of the type of development you get in the traditional city overlay. Really I just like the idea of max setbacks and not allowing all the parking to be in front. It make the area feel more walkable. There are plenty of buildings that don't conform with the Traditional City rules in the current traditional city because they were built after WWII but before the current rules were in effect. I think we should create design standards for what we want not just what we have. The fact that it ends at Bumby feels odd to me when driving...I can see the designs of buildings change but the idea that it changes at Bumby because that's where the City limits used to be is odd. They have incorporated areas that weren't technically in the Traditional City before...this might be another good one to consider. [Rant Over]
  15. In fairness I knew nothing about the Traditional City until I started Bungalower and realized my "boundaries" were almost exactly the same as the Traditional City. There was a great description on the Staff Report when they last expanded...but I can't find that on the new website. Here's a description from another document. To protect and to enhance the positive design elements of the Traditional City shown in Figure UD-1. The Traditional City shall be defined by recognizable geographic boundaries of subdivisions platted prior to World War II in which there is a concentration of the following positive design elements: Residential a. Residential with commercial land uses interspersed throughout the neighborhoods; b. Economically mixed neighborhoods; c. Mixture of architectural styles and sizes of structures; d. Mixture of densities on one block; e. Varied building setbacks; f. Gridded streets and dispersed traffic pattern; g. Narrow roads, often brick; h. Sidewalks; i. Accessible lakes; j. Mature street tree canopy. Commercial a. Compact buildings of similar mass and scale which create a street wall; b. Mixture of architectural styles; c. Orientation toward the street; d. Narrow or no setback from the sidewalk; e. On-street parking. What I love about all the design in the areas I cover has a lot to do with the Traditional City designation.
  16. Anyone want to help petition the city to extend the traditional city out to 436? Could cut the extension off at Lake Underhill/408 or at the airport boundary. Thoughts?

  18. Been talking to SunRail folks about this...they are working on GMaps integration. Also look for some cool tech stuff coming out of Lynx.
  19. Yeah...Way more openings than closings lately in the area I cover. Almost every closing has had another restaurant in it's spot but there have been a couple of new restaurants. Plus personally we've been getting upgrades...e.g. The Strand and Artisan's Table.
  20. Is the King St & McRae Ave building just a parking garage...the original DRI shows it as a garage and I think when they took part of the street I saw it was just a parking garage.   21. Been talking with lots of people about this over the past week. First I put together a pretty comprehensive overview of the parking situation for the Dr. Phillips Center. This is the same information that everyone had to write their stories....it's interesting to look at what everyone focused on The TV stations are making this into a bigger deal then I really think it is. The plan is to use the City Commons Parking Garage. I parked there for the CNL Arts Plaza preview and made the "walk" through the building. The longest part of the walk would be crossing the bridge in the parking lot to CNL tower or crossing Orange Ave (and through the arts plaza). We are lucky to have so much parking available and be able to walk in an AC building to get to the center. The way I think it will end up working is there will be signs in the garage pointing people to cross via the CNL building however if you end up going to the bottom of the garage there will be O-Cartz or pedicabs probably too. I don't think of those as a primary way but also those might be best for people who choose to self park for handicap. For people with a valid Handicap tag...it would be silly for them to self park in the garage. It's the same price for them to valet. So valet. But it's going to be difficult to get that message out. Well difficult because the DPC team doesn't share much and just points you to their website which has very little information. Crossing at Orange Ave. The City is working on some plans with the State (it's a state road) to improve the pedestrian crossings at Orange Ave. The corner of Orange and Anderson will be the primary crossing for people coming out of the CNL building. This crossing will get some "enhanced" features. There is also conversations about putting bollards in the middle of Orange Ave to prevent pedestrians from crossing at mid-block. From what I hear, yes they will close Orange Ave for major events. But that doesn't mean it will be closed every weekend for shows. My understanding is that you might close if you did a large free concert on the Plaza. The quote from the event from Mayor Dyer was "We've begun to envision a redesign of the city hall plaza and closing orange Ave for major events."
  22. Yes I observed the same thing. But I wonder what the feedback from this same crowd would be to "fix" the gas tax and use it to fund a light rail system? Most likely they would freak out. There are a lot of people (although in the downtown area I think they are becoming the minority) who are always against any change and then when the change come it's just not good enough for them The good news is that more pro-smart growth folks are speaking up...outside of this forum.

  24. NP. I think when you start with two facts 1)Funding for public transportation is not easy in FL 2)It's incredibly hot out most of the year (and/or raining). It becomes difficult to build stations that will make you feel comfortable and make you wanting to ride the train. While there are certainly cities that have nicer commuter rail stations ours are actually pretty nice. The one's like the Florida Hospital station look great. The only surprise is that they don't have any fans on the platforms. In the summer that would be a major help. Aside from making a station inside or underground I think we have a lot to be proud of with these stations.
