Let's not forget the 10mm in PPP $.. But I guess when a South Charlotte Y needs a Glass Dome for its pool you have to make cuts and why not cash out one of the most diverse, community centered facility in the portfolio. -

Easy to Build on that parking lot though. Lots of work to do in that pocket of land and I would rather them get this up and going. I agree with you but, as they say, perfect is the enemy of good. -
Being surrounded by billion dollar buildings full of big money corporate sponsors certainly enables that level of care. I think we can get closer to Bryant Park's level of activation with our current resources, but to your point we're probably a ways away from that level of polish.

Dollar General (among others) is a souped-up convenience store masquerading as a grocery story. They target low income neighborhoods offering nutritionally incomplete (yet high margin) foods that further exacerbate the health problems in low income communities. As much as gentrification can be a burden to the existing residents, I hope in this situation with those added town homes it might also benefit them by way of a real grocery store option.- 621 replies

Growlers in NoDa has cask beers. Not quite convenient to you from the sounds of it though.

This project is .5 miles to Optimist Hall, Lintmen's, Rhino Market and .2 miles to the parkwood station. Will people park on the street? Absolutely. But as that becomes more difficult with additional development that problem will solve itself. And if it becomes a problem to the city and other residents nearby than parking permits similar to 1st and 3rd and 4th wards can be implemented.

One of the projects you should check out next time is the Space Craft(formerly Cohab Dev) building at 36th and McDowell. A ton of recent progress and a modest crane up as well. Not really a major project like most of the one's you've covered here but it is perhaps the one I'm most excited about. 62 rentals, affordable and market based retail on SFH lots. It should be a pretty transformative project for the 36th street scape and hopefully a great example of what UDO should make possible in areas in need of density. I'll remember to snag some pictures next time and update this thread. -
Although I'm speculating, I think it's highly likely the SE location is changing their distribution priorities. I hear they are moving way more volume at the new location, like 50+ half barrels a week (which is a ton) and at higher margins than grocery store shelves.

The Mural on the other side of the building by the Fire House/Station. It's an advertisement just like this one was initially (Stella Artois) until they converted it to the lotus version that was mistakenly painted over yesterday. -
Great description, they could make a fortune renting it out to film production for period accurate depictions of office settings spanning late 90's to current. The trade floor on Hearst was particularly techno-futuristic with early Plasma TVs embedded in the walls and 10" TVs at every work station. Really would like to get a look at what Truist did with it. I see that art piece in the window and wonder what else they did with the space.

Oh that's great news. Right now many of those lots are being used for Tractor Trailer parking which is a wonderful use of land adjacent to a station on our multi-billion dollar transit line. To me, this location is an easier sell than the lower tuck and they've done an awesome job with that project. Looking forward to seeing what materializes. -

It'll be a rough location for a while but it's near the LR as you mentioned and the relocated Manor Theater. If flywheel ends up building out all of their planed development, buying there in the low 400s will result in big gains. -

Just wanted to point out that there is a good deal of completely vacant street level space in the mega garage and the prime spot in deloitte tower also vacant. I imagine it looks a lot less favorable now on paper to do 20k in the new tower. -

This has got to be the dumbest place outside of maybe the airport to attempt to shoot someone. Between the various levels of BOA private security and constant police presence coupled with the mid workday time frame, I can't imagine any one getting away with it. -
My hot take: Sycamore is the worst brewery in Charlotte proper and the can is consistent with their form over quality approach to beer(no pearl clutching here, I just think they're a gimmick). As a side note, I make the distinction of Charlotte proper to leave space for Primal, the worst brewery in Mecklenburg county.

Tech used to be combined in one org with operations, those have been effectively split. -
But it's not free, in spite of your feelings. You can walk through all the ways you justify it, but it's theft based on the rules our city government has set. If you think it should be free, great see if others agree and get the rules changed. As far as I'm concerned, expecting public transportation to surpass the convenience of a car is an asinine expectation and virtually nonexistent in the real world.

I certainly think it's possible for BofA, but my doubts stem from the roles that fill out Gateway and Wake(the two least desirable offices in uptown). BofA typically only keeps profit centers in class A+ offices and Gateway & WF has few of those. I could see a push to get tech folks in a fancy office but that would be a change to the current model. Someone buy one of the JLL folks a few beers and get the scoop for us. -

I overheard a person(who can afford a $2.20 train ride) brag about how they simply leave a ticket unused in the mobile app and activate it when fare checkers approach. It's probably a waste of resources to constantly check tickets but the silver lining is that they are getting that idiot to buy more tickets.
