  1. Everyone needs to remember that the original renderings for the entire project were done without the acquisition of the other assets. They came later and the project is not dependent upon them whatsoever, so I have heard. Did you speak to one of those two guys in the local rags from the Infinity group or just a secretary?

If I were a betting man, I would say that Infinity Partners has completed all of the DD on the Crescent parcels, but, being that the two additional assets were just recently contracted, they have probably just started on the Query Spivey building and the Faison building DD. Just my opinion of course...
  3. On the contrary, I have heard that the Trumps are working with their publicly owned casinos and are attempting to take them private for the opposite reason. There is no question that this has taken bandwidth away from their other development projects, not just Charlotte. Hang in there fellow UPers! The pace should start to pick back up over the next few weeks!

  5. On the contrary, I heard Trump Jr. was in town yesterday for a site visit and that Infinity principals were in Vegas this week at the ICSC Convention meeting with potential retail anchors. This is third party, of course, but on good authority I believe.
  6. I will try to help out here... Office, on a 25,600 GSF plate at 40 stories with 13 F. FFLR to F.FLR height, 40 stories and approx 875K to 1MM sq/ft = approx 626 feet tall. Res / Hotel, on a 22,000 GSF level with approx 300 hotel suites and 11 F. FLR to F. FLR height suites w/ approx 14 suite levels plus one lobby terrace + 400 condomeniums units on 54 levels at approx 12 F. FLR to F. FLR height, 75 stories and approx 1.2MM to 1.65MM sq/ft = approx 980 feet tall. This of course is taking into consideration that they do in fact only build two structures that all parking is below grade.
  7. As has been mentioned in this thread on more than one occasion, making statements, not speculating, about terms that are definately contractual in nature could be harrmful to this project. How in the world could someone other than the seller, buyer and counsel know that a tenant is getting free rent? These are the types of comments that can kill a project if the necessary people are listening.
  8. It makes perfect sense, doesn't it? Wachovia may be committing to some of their condotel units and hotel keys also, like BOA and Ritz. They may also be bidding on other services like insurance and debt financing. This is all coming together now. I wish Trump would get down here to C'town and spruce up this place a little!
  9. Not only were they at the tournament, they were evidently there as guests of Wachovia and Infinity Partners. A friend of mine saw all of them in the clubhouse in the private Wachovia hospitality area having breakfast with Johnny Harris and top Wachovia principals. I would have to guess that they are forming some type of alliance with Wachovia since they are building in the same hood.
  10. All I know is that the two or three developers that could rejuvinate this cap park can build it cheaper and faster than any government related process, so, if they were to solicit a project-specific TIFF of some sort, the deferral would be less and over a shorter period of time.
  11. 18 month folks will never stay that long. Blasting will rock them out of their chairs! Pay more attention to the historic property demolition laws when speculating like this. Leases can be bought.

  13. Why would Trump shut down a parking lot that is generating over $28K per month in revenue if he is not going to stick a shovel in the ground until late fall? Don't count on it.
  14. I am not much on speculation and debate. I am just trying to say that, based on what I have heard about the project, and based on what has already been printed in the local rags, a 70 story 100% office tower is an obvious mis-print. I appreciate your observations as well.
  15. I think the main tower most definately has to be hotel and condo. A 70 story office tower makes no sense and is completely inconsistent with the Trump brand. I think this is a misprint.
  16. Trump has certainly changed his product mix (developing vs. licensing) over the years to take advantage of his brand strength, however, Charlotte will not be a licensing deal. Also, in regards to the "front his own money" comment... Most developers use OPM for project equity and debt. Although a little more expensive than institutional money, it is still relatively insignificant in a $1B project. I feel strongly about Trump being the developer on this one, but one can only hope.
  17. Those body blows probably pale in comparison to the "Stone Cold Stunner" he took at the WWE event in Detroit! Trump's licensing deals, like Tampa and Toronto, are just that. Don't confuse them with TRUMP development projects like the one they are proposing to build there in Charlotte. According to my sources, Tampa was an eluvial soil issue that forced the developer to go low. Anyone who thinks that financing is an issue with The Trump Organization is obviously coo coo.
  18. Has anyone thought about Afshin Ghazi's acquisition and the big picture here? What are your thoughts on the two (GHAZI and TRUMP) teaming up and possibly using private funding to build the CAP PARK? And, if so, how cool would that be if people could walk back and forth across the interstate between retail and hotel campuses? SWEET!
  19. Sorry so late getting back - here is my reply... If they are planning on substantial underground parking for TWO towers, then it is not really GOOD or BAD, but it is expensive. Hauling dirt away is cheaper than blasting and excavating bedrock. I would venture to guess that all of the due dililgence being gathered by Infinity Partners will be assembled and summarized in order for TRUMP to analyze and make decisions like incorporating ABOVE OR BELOW grade parking into the site plan.
  20. I found out from Terracon today that they got Auger Refusal at 16 feet! Gonna be expensive parking!
