^ I think the short answer is that we will just have to wait and see.

One Beale's market segments will be individuals/families with higher than norm incomes for the most part, thus they may be more able and willing to invest in uncertian economic times. It's a very high profile project for the city and it should/is garnering a lot of attention, so that bodes well for it. However, at the end of the day it may take longer for the building to pre-sale enough units to get built than would have been just a year ago.

I think we should be bullish on it getting built, but willing to give it time to come to fruition.

Memphis' planned One Beale project is likely in the same boat as Nashville's Signature Tower.....indefinitely delayed until the national economy turns around....maybe 18 months or more, at least.

In spite of the economic doom and gloom, the two towers of Nashville's West End Summit project are likely to begin construction this year, but the 70-story Signature Tower is just too large a project to risk. The 29-story "Pinnacle at Symphony Place" (aka Crown Bldg.) is now well under construction in downtown Nashville with a planned opening set for January 2010.

Today's TENNESSEAN has a front page story about the 1,000 new condos in six new towers that coming onto the Nashville market in 2008. The article is entitled "1,000 new condos will test appetite for urban living."
