Jonathan Spiers has reporting in today's RBS that the YWCA and Bristol-based Suber Development and Consulting are planning a 50-unit income-based apartment building to be called Lynnehaven Ridge on an undeveloped tract in Bellemeade, on Lynnhaven Avenue, a few blocks east of U.S. 1/301. City Council approved both the SUP for the project and the donation of the formerly surplus city property to the YWCA for this development. The site is just south of another -- larger -- low-income housing development - the 264-unit complex The Heights at Brady Square, being built by Massachusetts-based Dakota Partners.

Jonathan's reporting did not indicate a timeline or when Lynnhaven Ridge would break ground.

The three-story mixed-use building in Westover Hills is back in the development pipeline.

@RVABizSenseMike has reporting in today's RBS that NOVA-based Sugar Mill Construction has received the green light from the city to build their three-story infill project at 1005 Westover Hills Boulevard that will include 12 apartments and ground-floor commercial space. The previous developers - Zach and Danielle Kennedy - had received an SUP from the city - but the SUP expired. Sugar Mill purchased the property last yea and reapplied for the SUP.

Interesting nugget: Sugar Mill is the developer planning a six-story, mixed-use/residential building at the far north end of Lombardy Street.

Given that the Westover Hills area is my old stomping ground (I grew up about a mile west in Granite), I'm thrilled to see this project back on the table. I'm excited by how much Westover Hills is changing. Looking forward to seeing the growth keep rolling.

Looks like the 44th Street income-based apartment complex is gearing up to get underway. Jonathan Spiers has reporting in today's RBS that Norfolk-based The Lawson Cos. recently purchased the 6.5 acre site at 700 W. 44th Street, south of the Forest Hill neighborhood. Lawson is planning a 144-unit complex that will include 1-BR, 2-BR and 3-BR units contained in six three-story buildings.

Jonathan's article did not give a timetable for groundbreaking or construction. However, the developer first filed their POD with the city back in 2021.

Really nice little injection of density in the Forest Hill/Westover area of South Richmond. It's amazing how many residential developments are either under construction or planned for this part of the city.
