Elmington Capital is now proposing that Zone 6 of The Reservoir development at 1430 Hillsdale Ave. be an 8 story 311 unit apartment building.  The structure will include a parking garage and a central courtyard.   No renderings yet. This is immediately to the west of the City Reservoir. Original plans showed a 5 story structure on this portion.  Kimley-Horn is listed as the architect. Final site approval has been requested of Metro. 

I believe they are also still planning on the lot at the SE corner of 8th Ave. South and Edgehill Ave. to be an 11 story mixed-use structure. 

No renderings yet of either.

Elmington Capital Group is readying the roll-out of another residential project for The Reservoir.  The apartment complex, located at 1310 Hillside Ave., will offer 163 units and 244 parking spaces between four buildings.

Dwell Design is the architect; Kimley-Horn is in charge of engineering;  Site Solutions is the landscape architect; Hardaway Construction will be the contractor.

SLI Capital and Regent Partners are planning two apartment buildings which will be part of a sprawling mixed-use development around the reservoir on Eighth Avenue South.

The development, known as The Reservoir, will offer two multifamily structures on Hillside Avenue which will collectively offer 420 units, including studios, one- and two-bedroom units.

The seven-story building, located at 1201 Hillside Ave., will include 257 units, as well as an attached five-level parking deck. The apartment, referred to as Reservoir Zone 4 on documents submitted to Metro, will also include multiple outdoor gathering spaces and a pool.

The other building, located on a 2.61-acre site at 1310 Hillside Ave., will offer 163 residential units.

Multiple permits have been issued related to the two apartment buildings over the last month.

The apartment buildings are part of a larger 23-acre development site surrounding the reservoir in Edgehill — the master-planned development is being led by Nashville-based Elmington Capital Group who was also the seller of the two Hillside Avenue sites.

Elmington Capital Group received Metro approval in 2019 for as many as 1,200 total residential units — both rental and for-sale housing — on the 23 acres as well as some 600,000 square feet of office and retail space.

Elmington is in the process of developing the rest of that Edgehill site. In August, the local real estate firm requested final site approval for a 14-story, 311-unit apartment building which sits across the street from Hillside Flats, a 290-unit apartment building which Elmington completed in 2021.

There’s also 600,000 square feet of office and retail approved for that 23 acres. If that component does not come to fruition, perhaps the residential portion of the development will increase.

That's still over 52 units per acre. At 1.4 people per unit, that would still work out to 46,748 people per square mile. 

 

It's plenty dense for that area.

Density figures mean little if  the adjacent  property considered is not similarly occupied.  Surroundings count a lot., either adjacent room or lack there of.  For instance, one of the most crowded places on Earth is Ebeye Isand  in the Marshalls.  15,000+ residents are on an island of about 53 acres and 2/3 of them are under 20 years old.  It is a hopeless slum in the Pacific.  About 200,000 per suqare mile if land were actually there  . Almost make me feel guilty about just two of us living on 50 acres.

No question that context is important here. If the adjacent 23 acres have no housing on them, then it would cut the density in half. And density for density's sake isn't always a good thing, like with your island example....or a number of famous slums around the world (the former Kowloon Walled City, for example).

I was just suggesting here that 1,200 units on 23 acres doesn't seem like too little density. From what I understand, it's replacing 290 units (net increase of 910 units). I think that increasing the density for a lot of the core neighborhoods is going to be an important part of creating and sustaining a higher level of mass transit infrastructure. You aren't likely to see any Census tracts in Nashville average 46k per square mile outside of downtown and midtown (and it will probably take more than a decade to reach that). But developments like this could help push the next ring of census tracts from 5-8k ppsm to 10-15k ppsm.
