Density Bonus

Charlotte City Council is currently debating the provision of a residential density bonus (three units more than the area is zoned for) for all residentail areas which meet some specific conditions:

The condition that would have to be met: 50 percent of the additional units would have to be priced for people who earn 80 percent of the area median income, which in Charlotte is $168,000. Also, the extra units would be allowed only in areas in which the average home value is at or above $153,000, eliminating neighborhoods where affordable housing typically is found.

IMO increased density is always good

Not so good if far from transit and services.

Median income is $48k and household income is $59k.

I totally would support this, as usually it would mean that they would be have more, but smaller units, which in the long run does allow for more housing of individuals in a greener way.

I had forgotten about this related proposal to modify zoning to allow garage apartments in all SFH areas:

Combining this, and a proposed zoning change to approve duplexes in SF area with the density bonus above and we may see some significant changes in intown neighborhoods over hte longer term.
