Density Bonus

Charlotte City Council is currently debating the provision of a residential density bonus (three units more than the area is zoned for) for all residentail areas which meet some specific conditions:

The condition that would have to be met: 50 percent of the additional units would have to be priced for people who earn 80 percent of the area median income, which in Charlotte is $168,000. Also, the extra units would be allowed only in areas in which the average home value is at or above $153,000, eliminating neighborhoods where affordable housing typically is found.

IMO increased density is always good

I had forgotten about this related proposal to modify zoning to allow garage apartments in all SFH areas:

Combining this, and a proposed zoning change to approve duplexes in SF area with the density bonus above and we may see some significant changes in intown neighborhoods over hte longer term.
