""Atlanta developer Third & Urban is ready to start the next phase of Lower Tuck, an adaptive-reuse project on Charlotte's west side.

Pierce Lancaster, Third & Urban managing partner, said construction on the next phase will begin this summer. It will add 68,000 square feet of retail and office space at 1100 Tuckaseegee Road and 835 Gesco St. This portion of the project is estimated to cost about $34 million, bringing the total investment to about $125 million.   We’ve seen good office absorption, but we underestimated the retail demand," he said. "We’ve got a lot of neighborhoods surrounding (Lower Tuck) and have been pleasantly surprised by the operator demand and the people seeing what’s going on and wanting to be there."""

More office space has been leased at Third and Urban's Lower Tuck project which is good as Savona Mill is basically done and has some of the same kind of space.  Everything is taking longer in the commercial real estate world these days.

""The Lower Tuck development in FreeMoreWest has signed two new leases, bringing a portion of that project to full occupancy.

Global manufacturing company Positec moved its global headquarters into a 27,000-square-foot space at 929 Jay St. last spring. The company added 9,000 square feet to its footprint in August and will take occupancy of the space in January. The $1 million expansion will add more offices, a conference room and break area.

An unnamed international nonprofit disaster-relief organization also signed a lease for 28,000 square feet across two floors. That $2.8 million upfit includes a conference room, private offices, multipurpose collaborative area, kitchen and break room, training facilities, fitness center and warehouse space.""    <<< anyone know who this is?

Salt and Vinegar the adaptive reuse of a potato chip factory is now 94% leased with office and retail tenants.

""A FreeMoreWest redevelopment is nearly full after landing two new office tenants. Engineering consulting firm IMEG Corp. is leasing 7,841 square feet, and Wheelhouse Media has signed on for 4,737 square feet at Salt + Vinegar, an adaptive-reuse development at 2001 W. Morehead St.

John Allred, Wheelhouse Media founding partner, said the company has taken its time searching for the right office space. It is currently located at 601 S. Cedar St. in uptown. “Salt + Vinegar is exactly the space we’ve been looking for to foster creativity, and the on-site amenities will be a welcome addition for our team,” he said.

IMEG Principal and Client Executive Kenneth Gonzalez said the new office gives the firm the opportunity to grow its presence in Charlotte. IMEG is currently located at 916 W. Fifth St. in uptown. The company has offices in most major and mid-sized U.S. cities.""

Off-Topic: Interesting. 916 W 5th Street was built in 1972, and I can't recall the name of the regionally-notable architect at the moment, possibly one of Harvey B. Gantt's early works? WGM Design purchased the building in ~2001 and sold to IMEG in 2016. IMEG acquired McVeigh & Mangum Engineering a few years ago. WGM leased the lower floor to a few engineering firms over the years. I worked at 916 W 5th in 2015-2016, when WGM Design relocated to 2907 Providence Road. My biggest memories of the area were watching the construction of Centric Gateway across the street, as well as witnessing wreck after wreck at the dangerous 5th & Irwin intersection, including a pedestrian getting hit while standing in the tiny curb island.

More office leasing and proof office leasing is not dead just transforming as retail did with the rise of online shopping.

""Stream Realty Partners has signed four new office leases at Third & Urban's adaptive-reuse project on Charlotte's west side.

Evans General Contractors, Design Collaborative, Stimmel Associates and Liberty Atlantic Development Group in recent weeks have signed leases at Lower Tuck, a six-building mixed-use redevelopment that spans 390,000 square feet.

Evans General Contractors is leasing 6,500 square feet at 800 Gesco St.; Design Collaborative is moving into a 4,700-square-foot suite at 800 Gesco St.; Stimmel Associates is leasing 3,900 square feet at 1018 Jay St.; and Liberty Atlantic Development Group is leasing a 2,000-square-foot spec suite at 1018 Jay St.""

""A Charlotte manufacturing company is moving its headquarters to the city's growing west side.

Daye North America recently signed a 10-year lease for 901 Tuck, a 20,678-square-foot adaptive-reuse building at 901 Tuckaseegee Road in FreeMoreWest. The company will occupy that entire building.

It's a growth move for Daye, which is currently located at 3400 Saint Vardell Lane in South End, said Chase Merkel, director at Trinity Partners. Merkel represented building owner Kinsale Properties in the transaction. Foundry Commercial's Warren Snowdon represented Daye North America.""
