  1. I am trying not to be combative but here goes -

    Why do many on this board insult or condescend to those that disagree with them? NIMBY, racist, provincial (not normally an insult but in the context, yes) small-town mentality (see previous) and pretty much most of what UA says about those that disagree. I have disagreed with most on this board over one issue or another over the years and yet I hope I have not insulted nor talked-down to any who disagree with my views. 

     

     

     

    Here's a fine example of anti-AMP provincialism in Beth Harwell's take on the AMP from the Tennessean a few months ago:

     

    “We have very limited highway project fund, and we have a lot of infrastructure needs across the state that are already prioritized, and I don’t think we need to deviate from that priority list for this mass transit project. If we do something like this for Nashville, we’re going to have projects pop up in Memphis, Knoxville, et cetera.”

     

    This is a provincial view of mass transit for someone who lives in and represent people in growing, large city to me. We have the Speaker of the House for TN, a mostly rural state with only a few metros with much growth to note at all. Her own metro is the main growth driver for the remainder of the state. Yet she doesn't even want to heavily consider prioritizing $35m out of a $5 billion backlog of projects to support a mass transit initiative in her city because some of her constituents oppose the project. While I'm sure many of these projects will be beneficial to their respective communities, I have serious doubt that all the projects compromising this $5b are of more importance than the state chipping in to get the ball rolling on a transit line in Nashville. The last sentence in particular reeks of a small-town mentality to me. It's as if she doesn't even appreciate how beneficial transit options are to cities at all.

     

     

    STOP the AMP at Murphy road and then let the city residents collectively evaluate it and then decide on the next steps together. If it is a great as the proponents say growth should be a foregone conclusion.

     

     

     

     

     

    I'm fine with stopping the AMP before 440. Better yet, I would totally be behind pushing AMP back a year or so to study the feasibility of re-routing north on 31st to Charlotte Pike as I believe several of our posters have previously suggest. However, I am not going to be pleased if AMP gets nixed completely and Nashville has to wait another decade or more for a viable mass transit line because some privileged people in a couple of neighborhoods are scared of having working class people riding through the area on public transit. Most of them can afford to move to Brentwood if they are that afraid of public transportation.

  2. I'm going to interrupt here to brag a little. I did something in the last 48 hours that I've been wanting to do for years. Here is a list of the modes of transit I've used in the last 48 hours;

    -bicycle

    -taxi

    -private taxi (Uber&Lyft)

    -LRT

    -Cable Car

    -Historic Trolley Car

    -Heavy Rail

    -Commuter Rail

    -Bus

    -Private Vehicle

    -Ferry Boat

    It was a good weekend.

    My previous 24 hour record was;

    -Bus

    -Airplane

    -Private Vehicle

     

    I'm totally jelly. I would be quite pleased with something other than a bus and a personal vehicle as a workable transit option even if I couldn't use it each day. 

     

    Forgive me while I rant for a moment, but I must get this off my chest. While I've been really happy with the progress Nashville has made since I moved back in 2007, I continue to be very displeased with the lack of progress on the mass transit front. The amount of NIMBYism that the AMP faces is actually starting to really rub me the wrong way. It's making me question whether this city and its inhabitants are truly ready to (or even want to) compete with the Austins, SLCs and Charlottes or if we're still too provincial.

     

    We moved here on a "five-year" plan of sorts and were initially planning to move somewhere larger that might better accommodate our lifestyle, but we became very content with our lives here in Nashville. My partner is very pleased with his current job and has adjusted very well to life in Nashville after initially having some irrational fears of life in "the South." Now, it appears that I am the one questioning whether I will want to remain in a city that's starting to grow like a weed yet has residents who mostly do not appreciate the benefits of investing in transit options. If the AMP ultimately fails and we do not come up with some alternative to implement in the near future, then I'm not sure I'm willing to wait around another decade for this city and metro to start fulfilling its potential.

     

    Nashville is doing so many things right these days that it brings me a sense of pride to say that I've grown up here. This is not the same place that I left in 1999. It's such a great feeling to be in a city on a strong upward trajectory. But the slowness on the mass transit front really highlights the metro's shortcomings and makes me question whether this is the right place for me or just another stop on my journey.

  3. I planned on attending the West Nashville meeting yesterday, but I didn't leave the office until after 6. I have a question for those who attended any of the meetings. 

    Was there any discussion of the feasibility of re-routing a portion of the AMP down Charlotte Pike as rookzie suggested at all? If so, how receptive did the reps of the Administration sound to this idea?

  4. I'm sure our Westin will be much nicer than the ones in Birmingham and Huntsville. With the Hyatt proposal dead, this is starting to look like the most viable proposed full service hotel proposal for SoBro.

  5. A tidbit most people don't know is that there are a couple investors are buying up all the lots on 51st with plans of building a future 12south like neighborhood commercial district.  Although its still a little ways off it will be a true asset to the neighborhood in the future.  

     

    This is terrific news. Thanks for sharing! Hopefully we'll hear more about this soon. 

  6. That's an awesome angle of Nashville! I wish it was a higher quality photo instead of a TV screen shot. 

     

    The reality show is actually called Thicker Than Water:The Tankards and I believe they are based in Murfreesboro. According to his wiki, Ben Tankard is a former pro basketball player turned gospel/jazz musician. I know many are not a fan of these reality shows about Nashville, but at least this one isn't inspired by the country music industry and shows a different side of metro Nashville.

  7. Meridian is an office park with a small lifestyle center attached. I used to visit frequently when I worked in Cool Springs because my best friend worked in an office there. Hopefully Capital View will look nothing like it. There should not be a single surface lot in this development, IMO. I will also be very disappointed if there are no towers in this development. 

     

    Target, Publix and Cinebistro sound like a great fit for this site. I'm curious to see if NWMutual will focus on big box retail for this site or whether there will be a mix of smaller stores as well. It would great to see them add in some local-based establishments. 

  8. I will try to remain optimistic that Palmer will remain partnered with TPA and get Lake Palmer developed in some capacity. I still believe he should consider a couple of residential towers and retail on this site. This part of Midtown could certainly use some more residential.

  9. Someone told me that Nuvo Burrito was closing both west and east locations..Can anyone here confirm this?

     

    Yes. I heard the West Nashville location is already closed. While I'm excited about Hattie B's on Charlotte, I'm really saddened about the loss of Nuvo. We ate there almost every week. I'm a bit shocked they are closing the original Five Points location as well. 

  10. In my opinion, IKEA is popular because they have a vast amount of reasonably priced modern/contemporary furniture and other home goods. They are a cheaper option than other big modern/contemporary chains like Crate & Barrell, Bob Williams + Mitchell Gold and even West Elm. They also offer great space solutions for people who live in smaller homes/apartments. IKEA has a pretty decent range of furniture depending on your budget so, understandably, some of their stuff is hit or miss. Most of the items I've bought from IKEA have held surprisingly well. I have a tv stand that I bought probably 7 or 8 years ago that's in excellent shape (save for the dog bites on the knobs) and a corner lamp that's held up nicely the same amount of time. I've also had other smaller, cheaper items from them that break after a few years. 

  11. I knew it would be St. Louis. It's been rumored for at least a few months now. I initially thought a St. Louis store was unlikely so soon given that the KC store was opened recently, but they have a much larger population in the immediate vicinity compared to Nashville. I agree that it may hinder us getting a store soon.  

  12. Maybe a Hill Center-type development won't work for the former Convention Center site, but I would definitely like to see the Broadway side lined with retail, restaurants and bars at the very least. I think it's very important to activate the stretch that fronts Bridgestone Arena and pull the energy from Lower Broadway further west.

     

    This could also be an opportunity to diversify the offerings for Broadway. We often hear visitors who are not very familiar with the city say things like "Nashville is all about country music." Whether we like it or not, I can see how one might get that impression from visiting Lower Broadway. Since this development will likely contain the Museum of African American Music & it's not really a part of traditional Lower Broadway, this could be a great opportunity to make our live music offerings downtown more expansive. Who knows? Maybe more locals will start venturing into the District if it had a broader appeal. 

     

    I also agree with BNA and do not want one of those 4th Street Live (Louisville) or Epicenter (Charlotte) sort of developments for the former CC site. We just stopped at 4th Street Live on the way back from Ohio back during the summer months and were really unimpressed with it. It was dead as a doornail too for a weekend. I would not want to see development of that sort for the former CC site just because it's a lot of space to fill.

  13. Two more designs for 505 Church st from Tony. There is a residential prospect at 750' and a mixed use tower at the same height. The office tower is still on the table. I think it's just a matter of what will be the best use for the site.

     

    Did Tony talk about SOBRO, Sheet Music or his Marriott proposal at all at this event? I think I would feel a lot more confident about his ability to pull off a new tallest on the Church Street site after I see some movement on his other proposals. 

     

    I'll reserve judgment on these new options for the Church Street site until we see actual renderings. For now, I do think this model we've seen looks more slender than the original 505CST proposal which I do like. I also think that a residential component could potentially make a new tallest on this site more viable. I just don't want to see another Signature Tower situation with this where there are years of redesigns but the market cools and nothing ultimately materializes.
