  1. Swampy, water-prone foundation. Agreed, something about Miami skyscrapers seems riskier than other places. That Mobile skyscraper is so out of scale and place in a city like Mobile, in general, I think. When Mobile has a taller building than San Diego, Baltimore and Portland, OR, it is head-scratching for sure. Kind of looks like a tourist feature for Mobile.
  2. The thing I don't get about that is that in the grand development scheme of things, big-picture-wise, $5 million is not a ton of money to halt a development project. Seems like there should be a resolution somewhere, but stubborness or a distruntled someone on either side is refusing to look for solutions. That's why I *think* this will go forward with some other developer, or some other hotel property in the future there. The location is way too coveted and I'd think someone with deep pockets could buy this whole thing and finish it they way it should be.
  3. From Kingsport, originally! Grew up in Hawkins County portion of metro Kingsport, Church Hill region primarily. I still have quite a few relatives in the whole east Tennessee tri-cities region!
  4. I keep an eye on the tri-cities area, being originally from there, and with a lot of family and friends in the region still. Here are some highlighted development news I've been tracking-- Johnson City-- Walnut Street revitalization plan. Walnut Street connects downtown Johnson City to the campus of East Tennessee State University, and is approximately 1-2 miles in length from downtown to the campus. It has historically been a hodge-podge, under-utilized district, but the aim is to create a more walkable district with bars, restaurants and stores. https://www.johnsoncitytn.org/westwalnutplan/ Kingsport-- The redevelopment of the old General Shale manufacturing facility site in downtown Kingsport, into townhomes and a residential subvision. https://www.wjhl.com/news/local/kingsport-bma-set-to-approve-funding-for-downtown-developments/ I know Bristol has some good things happening too, but it will take a bit more research for me to look into that.
  5. Wow, what a perfect site for that hotel tower. I really like the design aesthetic for the other 2 hotels at the One Beale Street site. This one would've been a huge achievement. Hoping they will get it together and build this by later this year, or next. Yeah, totally agree. Hopefully it won't. I know Nashville's eyesore "Lake Palmer" sat like that for almost a decade, but turned into a huge success story the past couple of years, with a 35 story and 21 story skyscraper development there today.
  6. It does seem that way, right? I'm sort of scratching my head wondering why the Ritz is so delayed. But then again, I think it falls back on a combination of factors for that circle area, in terms of skyscraper development--the sewer upgrades are probably way behind schedule, and preventing any shovels in the ground on any project over there. Also, due to interest rate increases and the overall shakiness of the economy, developers might be happy to delay groundbreaking in that area for up to 1-2 years. What's gonna be kind of fascinating to watch, and sort of funny, is if the Giarratana curved tower gets built before the Ritz, Circle South or any other developments in that immediate circle area.
  7. They are making very swift progress, which is so exciting to see! At this rate, I would think they should be able to start the digging portion of construction for the new tower, within a month.
  8. With the brand new year just underway, does anyone think this final crowning piece of One Beale will resume construction this year? I'm assuming Grand Hyatt construction has halted, since there are no updates really being posted online anymore, that I could find. Would love to see this project pick back up and finish.
  9. So many areas of development opportunity in this shot! Excited to see the continued density develop. The circle projects are overdue for sure. I am wondering if Circle South is undergoing a usage design change--from office to mixed use or just entirely residential? I know the Ritz also appears delayed, and I thought that would've been a "2022 go." The sewer upgrades appear to have affected some of the fast development for the circle projects, too.
  10. The In-N-Out announcement is awesome news for Nashville! As someone mentioned, any city would be thrilled to have an announcement like this--especially for such a trendy burger chain. Their prices are pretty inexpensive, and their food is pretty decent quality. Someone did mention their fries, and they are a bit below average, in my opinion. (Mcdonald's has that recipe nailed!) In-N-Out has sort of a cult-like following, and tv and movies have made it that much more famous. It sort of makes sense with it landing its east coast HQ in Nashville. A famous legendary brand landing in a famous legendary city.
  11. That building looks like it's trying to look unappealing, on purpose. It looks like a child's project where they designed the building. LOL Wow, it's even uglier than I realized! Dang. Maybe they'll paint it soon.
  12. That's great news! Is downtown Nashville moving to underground utilities? We have them in my area of Brooklyn, and wow oh wow what a difference. Aesthetically super pleasing. Safer during storms and the power rarely ever goes out too!
  13. 100% agreed. If the Giarratana YMCA Tower is well underway smoothly this year, it will be a HUGE success. All signs point to it moving along relatively swiftly. But with all developments and skyscrapers, sometimes curve balls are thrown causing delays. I predict this one gets going fast, and is "steel in the sky" by summertime.
  14. They are making lighting fast progress on this skyscraper development. At this rate, they will start digging the foundation by April/May, and have steel in the sky by late summer/early fall.
  15. I'm not sure about M2--I have no familiarity or knowledge about them. I think the Ritz delay seems to be a combination of factors: high interest rates, increase in costs due to the inflation surge over the past year or so, and the sewer upgrade in that area of downtown Nashville. If anyone else has any insight, would love to hear. But those are my thoughts as to why the delay is most likely happening. I think it will be built, but most likely starting in the first half of 2023.
  16. Looks like the Ritz is making us all wait until Q1 of 2023. I think we are all on the edge of our seat waiting for this one to break ground. I imagine the rise of construction costs and interest rate increases might've delayed this one. Hoping for a shovel-in-the-ground start in 2023 for this project. Cheers to a Nashville Ritz kinda new year! haha
  17. Agreed. They should repurpose the building for "mixed use," and start construction Q1 2023, rising up to the originally planned 600 foot-ish height. The demand is there for hotel and residential in Nashville, and that area is red, red hot. As for office space, they should make that portion 20-30% of the tower, or so, and by the time it was built out and finished, we would already be looking at late 2024/2025.
  18. The dramatic change from then until today is absolutely mind-boggling -- and just incredible. Nashville's booming development currently and over the past few years is very rare for any city. We are watching Nashville go from a mid-sized capital southern city to a large urban metropolis that will be a leader for its size, in density and urbanity in its downtown/midtown core.
  19. Glad to hear it's still alive. A long, long wait, but hopefully it will be worth it. Also, it will be so nice to have the infill density that this project will bring to that part of Memphis.
  20. Now that it gets up to this height, of around 7-8 floors, I always wish the developers/architects had gone higher. A height of 15-20 would've been awesome for this location. BUT, I think buildings surrounding it will fill in, with both height and density, in the upcoming years.
  21. Yeah, this is an all residential skyscraper, soon to be Nashville's tallest. Downtown Nashville has a huge demand for residential, and when this is completed by roughly 2025/2026, the economic shakiness should be well behind us. This tower is for the future of downtown residents, and there will be many more downtown apartments and condos built in the pipeline. I could see downtown building several more 500 foot+ residential towers in the next decade.
  22. I really do agree. When I saw the louvered door I was like wow, that's similar quality to an Avalon or something. If you shell out a million bucks for that apartment, you'd expect the finest quality, or a bit more out of the box conceptual design aesthetic for that money.
  23. Let's goooo Ritz....3 more weeks left this year to break ground! The last week of the year is typically not one where groundbreaking announcements occur, although it *could* happen, but unlikely. Excited to see this one get going!
