Hey Jason if you are reading, please post on the board!!!
GREAT JOB!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!
Thanks Smeags! I will post some screen shots soon. The map looks similar to a year ago. Again, a big thanks to you (and other contributors) for putting the development map together, that made putting a 3D version together very easy.

If this runway extension happens is there even a need for runway 13/31? The newly extended runway would then be the longest and could accommodate any aircraft 13/31 could. Would they consider removing runway 13/31 at that point? It would eliminate any runways crossing over each other AND (of particular interest to most of us) eliminate any need for an aircraft to fly low over downtown, which to my understanding would remove the FAA's restriction of providing insurance to buildings over 750' tall? I thought I remember Smeags writing this in a post a while ago...
In short, runway 13/31 is solely responsible for this 750' cap on building heights in downtown. I know I have to be oversimplifying this, but I'm curious to know if anyone here can shed some light?

I believe you're correct. Someone will need to confirm, but I think that is the new Education Media Foundation (K-LOVE & Air1) HQ in the Reams Fleming development.

601 Lafayette will be called VeLa Pie Town looks like it will be at least 25 stories. VaLa Development, which has ties to the Post Road Group (who bought the land) has several similar type towers going up in Charlotte, Raleigh and Phoenix.

Here is VeLa design for Raleigh, NC (30 stories):Great looking building for Raleigh. Please don't put those letters on top.

I think “targeted to younger children” is the key here. I agree that Nashville doesn’t have a children’s museum that targets children under 6. I’ve heard great things about the adventure science center, but it also frequently comes with a comment like “you really need to wait until your kids are a little older for them to enjoy it.” The closest thing we have is the Discovery Center in Murfreesboro. I think a true Children’s Museum would do really well, but I get why it’s not popular on here as well.

Grasspave and Gravelpave by Invisible Structures are also an option.

@PostRural, dude thank you again! Can't tell you how much I appreciate the models you built. I've seen exact mockups for Chicago and thought how cool it'd be to see that for Nashville and now, boom! You made that dream a reality! A thousand times, thank you!!!

The tall, purple boys that are up against I-40 (Reed Property) will in reality be one tower with a capped height of 39 floors (so I would say approximately 600' feet assuming it is office use, shorter if it is residential)
Purple is Beaman. Reed is North of Broadway, right?

Rendering shows Nashville skyline to look different in years to come (msn.com)
Way to go Jason!!!
Thanks Smeags!
I mentioned and credited UrbanPlanet several times in the interview for doing tons of work to gather all this information and making it easy to find in one place. Unfortunately, it was all cut.
Thanks again for all the work you do here.

13 hours ago, colemangaines said:I've also seen it on Reddit, Twitter, and LinkedIn. Great publicity both for the city and for the board!
I did not expect all that to happen. Very Cool! Good on Mark to reach out and ask to post it on Twitter. I noticed the UrbanPlanner Twitter followers grew by over 50% this week! Kind of Crazy. I don't post a ton because I don't really have much to say. I'm just a guy who enjoys architecture and development and wants to learn more about it. There's a lot of knowledge and information on this board and I feel lucky to have access to that information. I'm sure the people that have those connections didn't get them over night. And because that information is shared I can have fun creating 3D maps. So thanks to everyone for sharing info here so I can learn and enjoy. Glad I could at least provide something, for once instead of just take free info.

2. Would it be possible to export the .kml file of that project and post it here? I'd love to play around with this.
Thank you sir!
Sure! I will try to export it tonight after I clean up a few things. I will post it the Development Map thread though, that’s probably the most appropriate place for it.

Just for fun...
Not sure if this is the right place to post this, but I got a little impatient and wanted to see what all these projects might look like added to our skyline. So i had a little fun in Google Earth Pro. I could only do straight vertical lines and the buildings are in no way accurate as far as shape, but they are fairly accurate in height for the most part. I frequently browse Smeags development map and it was the inspiration for this rough draft of a 3D version. It doesn't have all projects and my key (see below) probably isn't totally accurate, but I thought I'd share what i have so far. I took some creative liberties on a few, but again, it's just for fun. See some screen shots i took below.
Red - Under Construction
Blue - Proposed
Purple - Planning
Yellow - stalled or dead or who knows.

This thing is going to put the Embassy Suites across the street to absolute shame.
Couldn't agree more. That Embassy Suites has to be one of the most instantly dated buildings (completed in 2001 and actually listed on Smeags Development map!).

Curious for anyone in the know: why would they choose this type of crane rather than what we typically see in Nashville (see background)? I’m assuming it has to do with space.
I am not "in the know", but typically these types of cranes are used to rise within the core of the building as opposed to externally (or along-side) the building. I am curious as well why they have chosen this type. hopefully someone who knows more can shed some light.

The cladding looks great. I think this project is a bit underrated in my opinion. Also, I don't think anyone has responded to the pronunciation, but I'm sure it's pronounce like Jimmy Fallon and not fallin' like falling down. If it is "Fallin", agreed that's bad.

These types of projects are just the best. My personal favorites. Take something historic; preserve it, restore it, do some adaptive reuse, then fill in the gaps with ultra modern towers. The contrast is so aggressive that it's somehow perfectly balanced.
Fingers crossed this happens.

Just an opinion from an old architect who worked for one of the leading design firms in Healthcare in the US and even the world. Amazon has certainly grown beyond the expectations for Nashville as one of their corporate centers. I think that the massive entry of Amazon into healthcare will be HUGE and Nashville is the most likely choice to center the whole operation as Nashville is already the center of so many healthcare corporations presense. I predict that new facilities to house this new Amazon divison will absolutely dwarf the 3 huge buildings in NY. Look for 60 stories or more when this soon happens.
Very interesting! Wouldn't a 60 story commercial building be at minimum ~787' tall?

This will be a fantastic building and I doubt any city council people will be opposed to it considering it’s part of the YMCA
However it is on a lower part of the city elevation so keep that in mind as it’s constructed, it may not look as tall as the Batman building even though it is
Top of the spire at batman is ~617', this building is proposed to be ~750'. Could you be confusing this one with Amazon 3? If you're talking about Amazon 3 that makes sense.

New updates on the Ritz-Carlton:
- M2 Development and Skidmore, Owings & Merrill architects wrapping-up 18 month design process.
- Groundbreaking first quarter of next year.
- Plan to be open first quarter of 2025.
More at The Tennessean here:

A couple new renderings:looks phenomenal, I can't wait. Although, I don't think these buildings will ever be sun-lit from or produce shadows in this exact direction. The way I read it, the shadow on the morning of June 21st would be covering the southern half of the round about and probably grazing the northern edge of the Circle South site and it will never produce shadows further southwest than that. So Circle South shouldn't have to worry about being in the shadow of Ritz, I don't believe.
