  1. I didn't think City Tower was going to get built, and thought Society Orlando (x) would never gonna break ground. I am wrong frequently. That said, I would be amazed if this structure or ZOI ever saw reality. This deal might pan out if they permit the top floors as PH condo. The recent Condo trades downtown would support this angle. Any way this winds up getting done, I think it's EXTREMELY unlikely they wind up affording a multi-floor exterior video screen. Excluding that and the top floor pool, any structure sporting the finishes as shown would have to charge a rent higher than any property downtown to function.
  2. Yeah they are going to do a zero edge pool down the entire side of the building? hope people in a 4 block radius like occaisionally being whipped in the face with errant pool water carried by the wind. This structure has to be expecting rents higher than currently exist in the Downtown.

  4. I thought this project called for no subterranean? I've seen interconnected sheet pile systems used to build subterranean parking using prefab concrete & a build-as-you-dig type setup, but never one used in place of deep piers for a high-rise. Its common in markets like the mid-west, where you have muddy soils but an ultimately low water table. Some examples Was there a sub-floor I missed on the renderings? My guess is that this isn't an interlocking sheet pyle system, but a temporary retention pyle system so they can work on their slab type foundation atop aggregate piers. More like below:
  5. I mean yes to an extent, but the location of the zenith matters. Shade from a tower across the street < shade of the tower immediately atop podium.
  6. & will block all the light on the amenity deck. This video rendering is facing South, so imagine Central Park is this project's pool.

I understand that they are stepping down from denser zoning to the south, trying to balance the disparity in height as they step down to the smaller tower to the north, but IT KILLS ME that they are building a giant tower that will effectively shadow their pool deck, blocking predominant sunlight coming in from the South.
  8. Wouldn't it be more effective to just offer a ride discount for putting the scooter back into a charging port? In Chicago we use that system for the Divvy bikes

  10. Biggest disadvantage this deal has vs Yards is the location of the amenity deck. This buildings amenity area sits roughly 8 stories lower than Yards, has anyone managed to capture photos of the view from each?

  13. I would give up pie in the sky hopes for a Museum lol. Would be lucky to get a park and a grocery store. Everyone on here hopes for skyscrapers and anvil shaped buildings, I would settle for efficient combined use of parking to create open space. Reminds me of a proposal we did for a campus in Old Town Chicago. The towers share both above ground and subterranean parking decks to create some nice open space.
