The real estate side of this project is supposed to close today.

Zoning requires 15' sidewalks for any new development fronting Lafayette and 10' for the Lea Ave. side. So, that's the reason for so much set back from Lafayette.

I just went back and looked at my notes. The original renderings were posted in Feb, but the new ones have been up since at least mid July. I just wanted to correct that since I said they have been up for a year.

These images have been on the M2 website for almost a year. I know because I’ve been directing callers on my listing at 520 Lafayette to look at the website when I tell them that 20+ stories are planned for next door and they want to argue that only 16 stories have been announced. There is one photo that has my listing and the other property on the 6th Ave. S. corner in red and the Hermitage Lighting property across the street in red. When these pictures were put on their website, they had just cancelled the contract with us and our other neighbor. At that time, there was also a hush-hush contract at the Hermitage Lighting property that fell through around the same time, so I’m curious if they had all of those under contract at one time with a bigger plan. I also know that they are still interested in our entire block, so I’m not sure they are anywhere close to finalizing anything yet.

All property that fronts Lafayette is zoned for 12 or 16 with the bonus height program. I'll be curious to see what changes are made over the next few months, as every 350 unit building that I'm aware of is in the 20-30 story range.

No problem! I've been following the Inner Loop topic for years, and just saw this post yesterday. I’m only familiar with these parcels, and that’s the only thing related to the adjacent properties that wasn’t already public knowledge. I’m happy to chime in when I’m allowed.

The adjacent properties are not involved. M2 Development Partners had them both under contract and terminated in early December.

I can confirm that the Eaton property hasn't sold, yet. Also, glad to hear that Loopnet's new e-mail campaign works and that you got my flyer!
