  1. Odd there's no mention of when either project is planned to break ground.
  2. There's no time for ridiculous hold-ups by the city, but this is doable. I don't understand why Stoney hasn't tried to step out front and be the face of this - selling it as his ability to repurpose stagnant city land and push the ballparks development through city bureaucracy under a tight timeline.
  3. Raleigh is building both, and doing it better and faster than Richmond. And it's only going to pull further away. That is not a knock on Richmond - I live here and love it, and couldn't pull for its continued success any harder. Just calling a spade a spade.
  4. Kind of astonishing a 20+ story building will be so hidden in the skyline. Also genuinely curious how the streets will even be functional given the dense, car-centric development on these blocks. Seems like a car commute to one of these towers will not just be a nightmare, but simply unworkable.
  5. Nice find. Wish they could have rehabbed the exterior but nice to have more residential none-the-less.
  6. At what point do we get enough density to burry the power lines along S Tryon? Just seems silly/sad at this point.
  7. Wonder if this has any connection to why VCU hasn't closed on the state ABC headquarters off Hermitage for their athletics village. The talk last year was that they were waiting on ABC to vacate after Christmas, which I think has happened.
  8. As a point of reference, the Charlotte Knights stadium (Truist Field) took 18 months to complete. Working on a similar timeline, we'll need to break ground on the new squirrelly gates by September 2023 at the latest.
  9. The financing of Navy Hill and the development team behind it were super shady. That was the biggest contributor to its downfall. Remember Navy Hill had a lone proposal and a convoluted tax scheme to pay for it. DD is completely different. We have a huge amount of interest from highly reputable development teams around the country. We have an active professional baseball franchise to save that the community cares about. The surrounding area is growing by leaps and bounds with SA, VCU athletics and more. If there ever was a prime opportunity for RVA to actually rise to the occasion, this is it.
  10. Question: who on the RVA evaluation panel has any experience bringing a development of this size and scope to fruition? Feels like RVA needs to hire consultants to help guide city planers on this. As everyone has mentioned, this really is one of the few and far between development opportunities to put us on the map. Too much at stake to screw up.
  11. Is it reasonable to think Southend by itself will have the second most impressive skyline in the Carolina's by 2030 - surpassing Raleigh?
  12. Awesome project. A few related ramblings... One would imagine the Diamond developers are aware of all these projects in progress... looking at everything planned, literally thousands of new residents who would love a short walk to nice shopping and restaurants. Dream big developers, dream big! Also, curious when the city will build a bridge over the tracks on Hermitage. That's gonna be a key piece of infrastructure to support all of this new development. Not to mention the pedestrian experience on the Boulevard bridge could be vastly improved. I think one or two new hotels could be successful in the DD. The athletics village in theory should draw a steady stream of college teams coming to play baseball, tennis, soccer, etc. Then you have pro teams visiting to play the squirrels. On top of this, the area will actually become a popular place for folks coming to RVA for the weekend. They'll have all the amenities at their doorstep, and can easily walk to SA, Brewer's row, etc. It's a nice central location with all other neighborhoods within a short drive.
  13. Has anything been announced for the Enterprise property? Sorry, it's hard to keep up with so much development!
  14. I think the absolute best we can hope for is something along the lines of Mosaic in Fairfax County. Good urban form, nice street grid, plenty of mixed use and green space. But also car-friendly with multiple parking decks and road accessibility on all sides. It has a Target anchor with lots of high-end retail and plenty of restaurants. Nothing over 6 stories. I just don't know if the market and our population can support it. I sure hope so... this would be a massive win. https://www.cnu.org/publicsquare/2021/03/29/mosaic-active-streets-and-public-space
  15. First of all thanks for these reports, they are great and not something I would normally find. An international route would be amazing! Has RIC ever had one before?
  16. Feels like a lot of hyperventilating on this forum. The RFI doesn't specify the ballpark must be on AA, and the RTD report doesn't name any sources, so take that with a grain of salt. See text pulled below. Also, it says the city may choose multiple developers. While the city has an abysmal record and we are all justified to be nervous they will FUBAR this development, I am heartened that the RFI actually has gone out, is very much in line with the 300 plan and lays out an aggressive timeline. We could very well have a developer(s) in place by end of 2022, with an approved site plan. After more than a decade of fumbling, it seems like we are seeing concrete progress that will move this area of the city in a positive direction. "The City desires to have a new baseball stadium within the Diamond District site, provided that the development of said baseball stadium does not require City financing or, in the alternative, minimizes any City financing to the greatest extent possible."

    Monroe Tower

Create 1-95 tunnel under the James, and restore connectivity between downtown and SB. One can dream.
  18. A VCU athletics village is a high-quality, stable neighbor that will encourage strong development and redevelopment on surrounding land. It is unique, and will enhance the sense of community and build pride of place. I'm optimistic a baseball stadium is getting built by the 2025 season... perhaps not a game-changer, but it too is something unique, and adds to RVAs culture.
  19. SA seems ripe for a mid-sized corporation to relocate their HQ here with a new 12-15 story mixed-use tower.
  20. Are there any plans to relocate or upgrade the bus station on AA? Seems like an impediment for development.
  21. Who's going to finance a $250MM arena, and in this location, that doesn't have a home college or pro team? Just don't see this project happening.
  22. Well said. I lived in Raleigh from 2005 to 2010, and Charlotte from 2010 to 2017. I love both cities and enjoyed my time in each immensely. It was exciting to experience their rapid growth, but it wasn't until I moved to RVA that I found a city with authenticity and a real sense of character. And that translated into me suddenly not caring what other people think of my city, or the constant need to compare where I live to other places. RVA doesn't need a new casino, arena or a 60 story high-rise to gain respect , or get noticed, or to make it to "the next level". RVA is effortlessly cool doing its own thing. And if it prioritizes high quality, purpose-driven growth and supports organic revitalization, it will only get better.
