  1. Found another article on the Austin housing comparison. It be interesting to see how things play out over next few years. “Compared to a year ago, rents are about the same in Charlotte, according to our data,” said senior economic research analyst at realtor.com, Hannah Jones, “however, compared to pre-pandemic, rents are about 20-plus percent higher.   2. https://www.newsweek.com/austin-housing-market-exodus-real-estate-1881538 Found this article about the housing market exodus in Austin interesting and somewhat concerning as well when I think about Charlotte. Not completely sure how accurate the data is but gave it some credibility given its Newsweek but I'm sure there are those who would beg the differ there. Essentially, it talks about Austin being a hotbed for workers and transplants during the pandemic given its lower housing costs and rent, which spurred a lot a growth. It goes on to discuss the city's ill preparedness for this growth which led to higher costs of living and sub-par development. Now, with a different business climate, particularly layoffs impacting the tech sector as well as RTO, some folks are retuning from whence they came and housing is feeling some of the effects. Theres no direct path between the events happening in ATX and what could happen in CLT, but the amount of apartments coming online, increased housing costs, the states roads vs transit quandary, and Charlotte's continual growth, makes it something to ponder from a lens looking towards the future. However, with a good deal of transplants being from the NE, areas such P.A., NY, etc - which are still substantially more expensive - and our sectors becoming more diverse beyond banking and finance, the odds of experiencing something similar could be a lot less likely.

  6. I feel like this has become the norm for 485. So much so that at times it's a bit scary in terms of the speeds some cars are reaching. I often refer to it as the track that's too tough tame!
  7. Transformative indeed! I can't wait to see this view driving down Freedom towards Uptown in the coming years. Even without these two projects, it amazing to see the skyline's progression into Southend from this angle.

As a resident of this side of town and someone who uses the 485/85 interchange daily, I can say this is needed and overdue. Always thought this was horribly designed. The article doesn't mention when work is expected to start but gives the impression it will be soon as funding is being allocated from a House contingency fund. Had this needed to wait on DOT, it would be 2033 before anything would be done.
  9. Totally agree and I'm onboard with the sentiment here. However my comments lean more toward the "energy and life" aspect which for me speaks more to how vibrant the neighborhood is as opposed to how urban. To your point about the pedestrian experience, when you think about streets like Morehead (edge of the neighborhood, I know) and certain parts of Carson, they are not exactly inviting to foot traffic.

So much density in KJs photos and to think the amount of apartments plus residents/future residents concentrated in one area, it's a shame there will be little to bring more life to the streets that make up this neighborhood. I will say that I could be wrong and may have missed something but my speculation is that it will be typical of what we've seen from developers in time past (the exception being being of course the recent projects of south end). So, retail spaces but no occupancy (high rent) = Gym, doctors office etc.

I don't think it's tied to the proposal called for by Hugh McColl but he is mentioned in the article along with a lot of big named companies.
  14. Thought that I was alone on this. Admittedly though, my dislike for the trees and preference for this happening is a bit self-serving as its more so for better views along the Belk/277 drive. There are quite a bit of areas that are more overgrown than others not just here but also along 77 as you near uptown. Maybe one day if or when the pipe foundry sells, some of the trees will go with the development of the property. Highly unlikely though but one can wish.
