Many sunbelt cities and their suburbs in general are booming in response to the continued mass migration from the Northeast / Midwest and (more recently) Silicon Valley, because of the low cost of living / doing business and the relatively favorable climate They will likely become the "major" cities of the future.
  2. What the heck does "currently in production" suppose to mean? That's like saying "it is what it is." A completely meaningless statement.
  3. I'm sure if they can land a high profile tenant like the Four Seasons, financing shouldn't be a problem and groundbreaking would happen relatively qiuickly.
  4. Just to clarify, Icahn already owned the AT&T building in Atlanta before the Amazon hoopla started. The rumor going around now is that Amazon has signed a long-term lease for it as AT&T is completely vacating the building, but I'm not sure how true that is (nor am I sure if this rumored lease is related at all to HQ2). In any event, I suspect we'll get a new short list before Labor Day, likely the 3rd full week of this month (since that seems to be when Amazon wants to provide any updates as of late).
  5. Now this *really* needs to happen. BTW, even with delays in permitting, several months to 1/2 year is still an awful long time for work to start. I said it before, but I still wonder if the developer's having money / financing problems..
  6. The latest articles from a few days (or a week) ago suggest it may not be for a couple more months before a decision is made, and there will be another shortlist of 3 or 5 cities.
  7. And no better way for a jail to look. Can't have those convicts think they're going to some luxurious 27 story Westin hotel.
  8. Not to get political, but Trump and the FED is to blame for a lot of it. The tariffs on aluminum/steel have significantly increased the cost of building material, the hard line on illegal immigration has further restricted the pool of cheap workers (thus significantly increasing labor costs) and borrowing costs are starting to skyrockets due to the FED's intention to normalize interest rates after several years of keeping them near zero. Most of this was unexpected and unaccounted for when developers established a budget and timeline for their projects. I wouldn't be surprised if that's the main hold up behind a lot of projects that previously seemed promising.
  9. I think the two tower plan is dead with or without the parking lot. If you recall, they had previously gotten approval to build the two towers without the parking lot.
  10. The Encore was there and the Pinnacle was just completed. But other than that, yep.
  11. Crazy to think that 10 years ago, almost none of these buildings existed (The Pinnacle was still under construction and The Encore was just finishing up). And that is impressive massing / density (which will only get better with the Drury, The Joseph and SAP).
  12. If you told me a few months ago that The Joseph would start construction before this, I would have said "BS!"
