This one gets so little attention yet is really significant… Here’s the progress (last floor is going up, it will get a bit taller I guess with those peaks that are coming) and some evidence about how it fits into the fabric.

That food hall was always bonkers. It was meant as an incubator for chefs and not a place for the locals to eat. A gyro costs $17.00. The way it was divided up ensured that no synergy was ever going to happen. The art direction was trash too. Minimalist with natural plywood stalls with minimal and hand painted signage. It was very washed out and uninviting. The flaw that can be blamed on Richmond is that it tried too hard too precious and local and didn’t try to actually feed the neighborhood. I'm sorry it’s going but I won’t miss a single thing about it.

Not sure if construction will follow any time soon but the orange Box site is being demo’d this week (the old building has been knocked down already, pile of rubble). It’s at 7th and Decatur streets. The same developer that built the Box released some renderings of the building slated for this site last year. It basically looks like the Box but in orange instead of white.

It means the permits have been issued (or are close to being issued, the trigger has been pulled on them). Not sure what “pulled” means exactly but I know from residential construction that “permits pulled” means I can start working on a project.

I’m all for it getting done. But what is the financing mechanism now? Wasn't all of the surrounding development supposed to pay for the ballpark? Seems to me that the city will just siphon tax money (that was already earmarked to cover existing costs for the city) off of properties not at all related to the ballpark. That’s insane, IMO.

Let the stadium go. The thing that always derails the city’s development goals is trying to magically fund something that isn’t sustainable or economically viable. The city has NO business trying to fund a $115millon ball park for a friggin’ AA baseball team. They will squander all of the gains made in increased real estate taxes throughout the city to rebuild exactly what is there now. Make it stop.

When I read about this this morning I was skeptical. The reader reviews are all very positive though. People really like the brand and apparently the company has been growing like a weed. There may be a customer base already established. La Diff welcomes the company too. The building now has two small office rooms and pretty small windows along Hull Street. It has recently been renovated so I don’t expect that space to be opened up and given the “historic” nature of the building, I don’t see big display windows in the future. I’m not sure that there will be much presence on Hull, which is unfortunate.

Yawn. There’s no recession on the horizon. Millennial homeownership, while it had been sluggish, is is pretty much where Gen X homeownership was relative to their age. Millennials and Gen Z moved in with their parents at lower rates in Richmond than the national average. Interest rates aren’t even close to historic highs. Most cities in this country fudgeing BOOMED when rates were twice as high as now. This doom and gloom bullcrap is so tried. Conservative whiners have had a hard-on for a recession for the last 3 years. It’s not going to happen any time soon. Rub one out and put this to bed already.

And this new construction in the Fan (maybe Museum District). They can’t even make the “old world charm” claim because it’s new. Seems to be overvalued by $1million to me!

Damn! This plan for the Greyhound site is really “big city” looking to me. 650 units is nothing to sneeze at. The design, while similar to everything else being built around town, looks more polished and substantial. How many floors is the Hathaway Tower? That’s got to be at least 12 floors right? While technically in the city, that location is very suburban. This building gets overlooked. It’s very handsome IMO. I wish there were a dozen more around town.

The I95 corridor is filling in nicely. It’s hard to get a photo of those units under construction over at Allen and Leigh but they are towering over the houses in Carver (this little neighborhood has its own name but it escapes me).

That is the apartment building across the street from Lowe’s (Allen and Leigh streets). Turns out it is going to be quite visible from I95 too.

The base of a blue tower crane has been installed at the apartment building site on Arthur Ashe Blvd (where Buzz and Ned’s was located).

Yes. And their backyards end at the alley. The land north of the alley is not their backyard. Broad Street certainly isn’t.
