  1. Snapped progress of 10-story 728 building driving West on 7th (at Cherry here). It's coming along! Pity it's built on such low elevation.
  2. Honestly, I have a feeling we will see some mid- to high-rise where the current credit union is between Broad & Market and First Tennessee & Bank Building. There's been a reshuffling lately (between E Brainerd offices relocating downtown, rehabbed buildings, and that credit union moving, then PlayCore and FSG Bank/Atlantic Capital), and that building is in a prime spot. The land seemingly holds more potential than the particular building (that while is nice in its own styling, I hold has no place in the cord of the CBD). I would bet this parcel will be at the center of some new development within the next 5 years, and that hope, of course, is an 8+ story structure or 60-120ft with structured parking. A boy can dream, right?

YES, in my head we have the completed riverwalk all through the barge property (now a tasteful glass tower or high density, mixed-use) to the visitor's center to the national park now complete with added trails. I also am including the mini park structure around the interstate that was laid out in a charette, previously.
  5. @Titans10 thanks for Bristol reminder! They are amazing, and I'm sure still working on purchasing parcels to make it happen. SO I quickly threw together a somewhat CHA downtown inclusive map marking all proposed/on-going projects with all or majority residential components. I believe I counted 25 in this? Not included are those out of frame, the Southside housing developments, those being recruited (such as the Unum lot projects), and those multi-phase (Walnut Hill, Douglas Heights, Cameron Harbor). Let me know if I missed any, please. ALSO if you're great at graphics, please have at making a better version. Anyone have a current number of proposed/on-going units?
  6. Ran into the office/restaurant building going up at Cherokee x Manning. Fast! No sight of progress with apartments across the street, nor with the apartments going up in the 'hood. Skeptical of those going up across the street.
  7. What do we think will become of James Building? From what I can tell, it's from a Knoxville area developer. Low office occupancy, most likely due to neglect of area and building with added competitiveness of nearby buildings' renovations (such as Liberty Tower). I believe it's outside the Innovation District, too, which may hurt office-reno plans. My hope is some residential conversion + retail, maybe office, so that our office vacancy rate will be at an all-time low downtown, necessitating new office building (12+ stories) by 2018, 2019.

Chattanooga will be the first mid-sized city to get an electric car-sharing program, and the first city for the LA-based startup Green Commuter to launch their program.

  13. They've been doing work, but I am skeptical towards the rate at which it's getting done. Cherry St should pick up when the LPG apartments rent out, the corner block is full, and the Mayfield Annex takes off. Outside of Cameron Harbor, I expect the next growth of town (as far as trend with residents, bars, restaurants) to be Market west towards Chestnut and Carter, what with hotels, new apartment renos, on-paper-planned apartments, and pocket park. Won't be long until a midsized office tower joins the fare in City Center.

  17. Heard some rumors around town and even out of regarding the UT medical system opening a full school in Chattanooga, rather than just a supplementary campus. Can anyone speak to these? The driveway does seem to be a bit ludicrous, but I'm thinking it'll help in three ways: 1) getting in & out of the place, since Cowart is a tricky little, narrow, fast-driving street (so this would be attractive to residents); 2) make the building less domineering since it will be off the street some (and help ease neighorhood tensions about height & context); finally 3) since Chattanooga is still largely car-dependent, I'm hoping this will be one of the early transitions in easing out of the dependency. I'm just thinking to different, mid-century structures scattered around Lower Manhattan and the Upper W & E sides as well. But what is this design- are we in Midtown Nashville? Surely we have the luxury of time to make it more appealing, since budget clearly seems to be an issue

  20. I love how visual Chattanooga press has become, but I can't understand why they choose to circulate the same Chattanooga photos. Especially in regards to the mass amount of photos on Instagram tagged with and located in Chattanooga. I'm talking high quality, unique perspective, architecture/cityscape photos. The majority of the photos circulated, like the one you posted above, MLBrumby (which I do really like) are dated 2005-2009 or so, and the markers are generally the Walnut Hill development, the Market St bridge construction, or the case of above, the building that became the Liberty Tower. Maybe I should find a suggestion box somewhere. File this under millennial rants, I suppose.   21. Hate to be double posting, but climbing into a friend's car today, I saw this view and couldn't help myself. It may not be the most pretty, but man is it not too bad of an infill. 7 story (really 8), maybe 92ft tall Holiday Inn Express (new urban concept) under construction on Chestnut & 5th. I'm loving that low density, blighty space between 5th and 7th filling in! (P.S. Can you tell I've poured another cup of coffee today with all these extra pictures?)

  23. The park does look great! They are working on creating better public spaces for many reasons, but it's also a strategic recruiting tool for talent density in the new innovation district. VW work is ongoing. The most I have heard are grumblings from a few local congressmen, but district 3 is notably crazy. It is to be expected. Exciting! More office space being converted. With less space, our vacancy numbers will shoot down, with a new tower proposal to follow in 2-3 years (hopefully). Plus, this vertical growth of residential living will only promote more. I am excited. Side note, if Heritage Land really did like Chattanooga, they would restore the Beaux Arts style of the building.

On a side note- the district courthouse and post office in the background of the cafe pavilion picture is being replaced in a number of years, due to its aging and rising on the list of federal projects to be funded. While the potential of more infill (and possibly a sleek, new building, though less likely) is exciting, what is there to be done with the abandoned courthouse? I have thought back and forth, and while not needed, I think an architectural museum would be great. The courthouse was designed by R. H. Hunt, was once deeply celebrated, and has been on exhibit in the Smithsonian on American architects. It begs architectural relevance. There are currently few architectural museums in the South (think High in ATL, one in VA, and a few in FL), and Chattanooga has a growing reputation of cultural institutions. We also have plenty of architecturally relevant buildings (Chattanooga Choo Choo, the Gold Building, BCBS, MacLellan, Memorial Auditorium, Aquarium expansions, Hunter Museum each expansion, Longhorn restaurant, Times Building, to name a few). It could anchor TN architecture, and expand outward to the Southeast. Wouldn't that be fantastic to have?
