  1. I'm glad UHS is redeveloping those apartments. UHS is all about affordable housing and that is what the area needs. You are a bit optimistic about the "explosion" in that area. I know one person that has puchased 10 lots in that side of North Nashville in 2014 and another that has purchased 6. Neither have plans on building anything and are more likely to just sit on them and flip them in a few years. People are already asking for too much for so called "renovated" houses in that area...paint and new floors and its renovated!

  3. Is the Otey Center leased up? It seems to always have vacant spaces when I pass through.
  4. Yeah I posted the ad for that church on Rosa Parks a couple of pages ago. The vacant land next to it will not be sold to a developer. 15th Ave does own a lot of property and they are actually attempting to acquire more. Mt Zion is also planning a development on the Hope Gardens side. None of those properties will be sold to "developers". It just seems that this is more of an attempt to control the outlined area as opposed to truly provide any benefit. If you attend the meeting post back regarding what they say.
  5. At this point I'm skeptical of how this change will impact the current residents and businesses within the new area. What is the real purpose? Most of that area is already developed other than a few vacant lots. One of the few vacant lots is the site of the proposed condo development and that lot is completely carved out of the zoning. What is the reasoning behind carving that area out?

  8. I agree with you on people in the market trying to do cheap flips. Many of those old homes in that area are ok structurally, but have poor floor plans that don't maximize space, poor insulation, and some type of siding that is inadequate by today's standards covering the original siding of the home. To demand those prices a lot needs to be addressed other than just putting down some new flooring, changing fixtures, and painting.

Maybe you should google or wikipedia white privilege and educate yourself on the concept before you start throwing around the word racism and accuse someone of trolling. I'm glad you don't care who makes your hot chicken. I'm sure the stadium will produce plenty of minimum wage oppurtunities for people of any color to cook it for you.
  10. Right and it is only within the past few years that Nashville has claimed hot chicken...although it's been around for decades. I'm sure the other hot chicken establishments had the connections and were in the loop to pitch their hot chicken for the stadium.
  11. You missed Helens, but there are more than just the one's you listed. The very fact that hot chicken was once exclusively in the black community and then a white person comes along and opens up their version and gets rich, and only then the city claims that it's "Nashville's food" pretty much defines white privilege.
  12. Sorry, white privilege does not equal racism. And you can say "maybe" about anything. If the city the stadium is supposed to help revitalize Jefferson St and North Nashville, maybe the city should attempt to utilize those businesses.
  13. I think it's the same person that is renovating the grocery. I really hope those projects go well. It seems pretty risky given that there has only been sprinkles of improved housing in that area.

  15. "High quality" is very subjective.... And all of that talk about affordable housing goes out of the window when an area is gentrified and rental rates double. Investors don't settle for making significantly less return on their investment because it makes them feel good. That saying of "a healthy neighborhood needs a diversity of income ranges", will quickly change to "we need more people in this neighborhood with disposable income to support these pricey restaraunts and $5 coffee". When an area is gentrified if a lower income person doesn't own their property, then that person will be crap out of luck and will be packing their bags. So if an investor is truely concerned about displacement you would be promoting home ownership or maybe rent-to-own options where the contract is not completely stacked in favor of the owner. There is nothing wrong with investors making money off these deals, but this "we help people buy providing section 8", is complete BS. Again nothing wrong with making money, but you are helping yourself.
  16. That lot on 1418 10th sold for $75k earlier this year and really set the price for a lot in HBV. I also heard that the brownish house on 9th between Buena Vista Place and the school playground went under contract and will be razed, and two new homes will go up on that lot. Have any of the homes in Buena Vista Place been sold yet?
  17. It's not a developer. I think the person that purchased that house will live there, it just needs remodeling. I walked through that house this summer when it was first listed at about $220K. It was one of the cheapest renovations I've seen...new vinyl floors and laminate counter tops in the kitchen, there were different types of hardwood in each of the other rooms and the second floor was useless unless you were under 5 feet tall. I'm glad someone purchased it with a good vision. I wish someone would do something with the three brick multi unit complexes that back up to that house on Monroe. One is listed on Zillow with a "Make me move" price of $185k.
  18. A store specializing in luxury, fashion trendy goods doesn't seem like the best fit for that area... Hopefully, the rest of the square footage will be put to more practical use.
  19. How can you tell which houses are able to be torn down and which can not be torn down?
  20. I think Cheatham Place needs to be completely re-done to get true buy-in. It's not reasonable to tear down historic houses with character and then keep the projects because they have character. There is too much of a negative stigma surrounding the projects for many to overcome, and it defintely needs to be made into a mixed income development.
  21. If the city ever did anything with the Cheatham Place public housing that would be a big boost to that area going through Bucanan in addition to Salemtown and Germantown. Investors are building all around Cheatham Place, it seems like it would be a prime area for a planned mixed income community as opposed to just nice looking housing projects like the city has done in the past. I don't understand why the city does not invest in that instead of building that project on Jefferson and 10th.
  22. I agree 100%. I think Arthur will be nice all the way through Elizabeth Park.
  23. Does anyone know if there are any plans for the Cheathem Place public housing?
