  1. A Buc-ee's in Clarksville looks increasingly likely, with 120-pump gas station and a 77,000-square foot building planned for Exit 1 (I-24). The plans go before the Clarksville-Montgomery County Regional Planning Committee on Tuesday, June 27. The current plan calls for 650 parking spots, with 19 ADA spots, 11 for RVs/buses, another 19 for electric vehicle-charging stations, and one spot for ADA/electric vehicle charging. Buc-ee's would be located at the corner of Trenton Road and Tylertown Road. Two entrances will be available from Tylertown, with another two on Copperhead Road, with some road improvements planned. My observation - even with "road improvements", traffic could be a nightmare. You may note the traffic in the picture from the article. This intersection is already sketchy. This is a rapidly growing area of the city. In 2022, Clarksville added 6,062 people, with a total 2022 population of 176,974 (only a little over 7,000 less than Chattanooga). The 10-story Millan Center is planned for downtown Clarksville...340,000-square-foot multi-level mixed-use building, will have approximately 114 residential units and 15,650 square feet of commercial office space. Amenities will include a gym, club room, and rooftop pool for tenants and guests. This will be the tallest building in downtown Clarksville.   4. Microvast potentially adding 700 jobs in Clarksville. In a press conference, the White House announced a $200 million grant from the DOE’s Battery Materials Processing and Battery Manufacturing initiative will be given to Microvast. This coupled with matching capital from Microvast, will be used to build a second facility in Clarksville TN. Microvast is currently finishing a start-up facility in Clarksville that will employ 287.   8. A ground breaking was held today for a new $150 million dollar horse racing venue in Oak Grove, KY, just across the border from Clarksville, TN and off Fort Campbell blvd.   9. Surprised no one picked up on this article in the Wall Street Journal: "Forget Silicon Valley, The Future of Tech Is in These Three Cities" - one of the three is Clarksville, TN. To quote from the article: "Worker believes the skillset of the people, access to clean energy and strong partnership opportunities are what led to a major investment in the city of 150,000 people on the Kentucky border. “Google broke ground in February on a $600 million data center on 1,300 acres,” he says. “And LG is spending $250 million to build an 829,000-square-foot home appliance factory slated to employ 600 workers.” There’s plenty to do, from strolling the riverfront and hiking the Clarksville Greenway to wandering the Customs House Museum & Cultural Center (above)—but Worker’s pick is D&D Black Light Mini Golf for a round of golf."   10. Clarksville to potentially have a 40-50k sq ft, 1,000 seat conference center and hotel by 2020.   13. Apparently a new 800,000 sqft LG plant is coming to Clarksville and bringing with it 500+ jobs. Per the article in the Leaf Chronicle, an announcement will be made in Nashville tomorrow. This continues the strong investment and job growth in middle Tennessee.
  14. It's nice to see this happening. And I agree Whistle-Stop, with the growth between exit 8 and 11 plus a lot of in-fill housing development, the city should be able to support another major retail center. I know that the old mall on Riverside has posted signs for some time about increases in retail space, advertising spaces as large as 80K square feet. Doesn't seem as though anyone is biting though.
  15. It is exciting to read of and see expansion in this region. After a number of dismal years things are looking up for the economy, quality of life and community growth in middle Tennessee! Really excited about the possibility of partnership with the Preds.
