  1. A Buc-ee's in Clarksville looks increasingly likely, with 120-pump gas station and a 77,000-square foot building planned for Exit 1 (I-24). The plans go before the Clarksville-Montgomery County Regional Planning Committee on Tuesday, June 27. The current plan calls for 650 parking spots, with 19 ADA spots, 11 for RVs/buses, another 19 for electric vehicle-charging stations, and one spot for ADA/electric vehicle charging. Buc-ee's would be located at the corner of Trenton Road and Tylertown Road. Two entrances will be available from Tylertown, with another two on Copperhead Road, with some road improvements planned. My observation - even with "road improvements", traffic could be a nightmare. You may note the traffic in the picture from the article. This intersection is already sketchy. This is a rapidly growing area of the city. In 2022, Clarksville added 6,062 people, with a total 2022 population of 176,974 (only a little over 7,000 less than Chattanooga). 2. The 10-story Millan Center is planned for downtown Clarksville...340,000-square-foot multi-level mixed-use building, will have approximately 114 residential units and 15,650 square feet of commercial office space. Amenities will include a gym, club room, and rooftop pool for tenants and guests. This will be the tallest building in downtown Clarksville. 3. It is now official...please see the link to the announcement here: LG Chem to build $3.2 billion plant in Clarksville to supply material for EV batteries | ClarksvilleNow.com • $3.2 billion investment • 860 jobs • Construction begins in 1st quarter of 2023 • Mass production by 2025 • Largest foreign investment from an international firm in TN history • Interesting side note - LG Chem and LG Electronics are part of the same firm LG Corporation (LG Electronics has a factory in Clarksville as well).
  4. Microvast potentially adding 700 jobs in Clarksville. In a press conference, the White House announced a $200 million grant from the DOE’s Battery Materials Processing and Battery Manufacturing initiative will be given to Microvast. This coupled with matching capital from Microvast, will be used to build a second facility in Clarksville TN. Microvast is currently finishing a start-up facility in Clarksville that will employ 287. Per the Leaf Chronicle "the latest information revealed this week also states that Microvast is "ready to expand its production capacity from a demonstration plant of 5 million square meters to one capable of 300 million square meters of output per year ... at a new production facility creating up to 700 new jobs." https://www.theleafchronicle.com/story/news/local/clarksville/2022/10/19/microvast-may-add-700-clarksville-jobs/69575482007/ https://www.wsj.com/livecoverage/stock-market-news-today-2022-10-19/card/biden-administration-s-battery-bets-boost-startup-stocks-iM0RB2lDon1WPD19sj5Q

  8. A ground breaking was held today for a new $150 million dollar horse racing venue in Oak Grove, KY, just across the border from Clarksville, TN and off Fort Campbell blvd. Though in Oak Grove, this will have positive employment and tourism impacts for Clarksville as well. https://www.theleafchronicle.com/story/news/local/clarksville/2019/04/09/groundbreaking-new-multi-million-dollar-horse-racing-venue-oak-grove-racing-gaming/3413603002/ https://clarksvillenow.com/local/churchill-downs-keeneland-break-ground-on-horse-racing-venue-in-oak-grove/
  9. Surprised no one picked up on this article in the Wall Street Journal: "Forget Silicon Valley, The Future of Tech Is in These Three Cities" - one of the three is Clarksville, TN. To quote from the article: "Worker believes the skillset of the people, access to clean energy and strong partnership opportunities are what led to a major investment in the city of 150,000 people on the Kentucky border. “Google broke ground in February on a $600 million data center on 1,300 acres,” he says. “And LG is spending $250 million to build an 829,000-square-foot home appliance factory slated to employ 600 workers.” There’s plenty to do, from strolling the riverfront and hiking the Clarksville Greenway to wandering the Customs House Museum & Cultural Center (above)—but Worker’s pick is D&D Black Light Mini Golf for a round of golf." Not sure everyone would agree, but it is a nice shout-out and shows results of hard work by a lot of people. 10. Clarksville to potentially have a 40-50k sq ft, 1,000 seat conference center and hotel by 2020. This is good news and is sorely needed, the bad news is that it will be off I-24 exit 4, already jam packed with traffic. https://www.theleafchronicle.com/story/news/local/clarksville/2018/04/11/clarksville-convention-center-1-000-person-capacity-works/506559002/ Also, more info on the ATLASBX plant. http://www.clarksvilleonline.com/2018/04/04/atlasbx-to-build-first-u-s-plant-in-clarksville-tennessee/
  11. Another article recommending Nashville on the short list... Here are the US cities best suited for Amazon's new headquarters [Business Insider]
  12. It's official - 250 million investment and at least 600 jobs in the first phase. Link to the story http://www.theleafchronicle.com/story/news/local/clarksville/2017/02/28/haslam-250-million-lg-plant-bring-clarksville-600-jobs/98475568/
  13. Apparently a new 800,000 sqft LG plant is coming to Clarksville and bringing with it 500+ jobs. Per the article in the Leaf Chronicle, an announcement will be made in Nashville tomorrow. This continues the strong investment and job growth in middle Tennessee.
  14. It's nice to see this happening. And I agree Whistle-Stop, with the growth between exit 8 and 11 plus a lot of in-fill housing development, the city should be able to support another major retail center. I know that the old mall on Riverside has posted signs for some time about increases in retail space, advertising spaces as large as 80K square feet. Doesn't seem as though anyone is biting though.
  15. It is exciting to read of and see expansion in this region. After a number of dismal years things are looking up for the economy, quality of life and community growth in middle Tennessee! Really excited about the possibility of partnership with the Preds.
  16. New project breaking ground in Oak Grove (up Fort Campbell Bvd.). Should end up being a relatively major shopping and entertainment area (based on the proposed plans). The first stage, a movie theater with a modern 80' screen, is scheduled to break grown on the 20th. This will provide additional entertainment and shopping options for Clarksville and surrounding communities: http://www.theleafchronicle.com/article/20140115/NEWS01/301140030/Construction-start-Oak-Grove-Village-huge-movie-theater About 20 minutes from downtown Clarksville.
  17. UTGrad09, Excellent data...it also helps to clarify the need regarding I24 expansion. Looking at the data you have compiled I would say that Chattanooga has a primary need (into and out of the west side, exits 167-178, but also Kimball and South) followed by the Nashville to Clarksville stretch. My concern is that the growth in these areas appears to be faster than the rumored I24 expansion plans allow for. When you consider that a new plant will open off exit 8 employing 1800 people within a couple of years (Hankook Tire), with rumored additional industrial growth this will guarantee a travel nightmare for years to come (plus prove to be a restriction on future growth).
  18. New to the forum and perhaps this has been covered. My family recently moved to Clarksville from Warren County, TN. We didn't hear much about the city, unless there was some major crime. After moving here and talking with many individuals we realized that this city is a nice place to live, is rapidly growing (apparently 5th fastest in the US above 50k population) and takes pride in it's unique identity, as opposed to being included within the Nashville metropolitan area. Recent plant announcements, such as Hankook Tire, show a region continuing to grow rapidly and there has been a surge of new restaurants (mostly chain unfortunately), etc.. I do see some concerns. While it is obvious that the city and county leaders are aggressive with new development, when it comes to development input from the national and state level it appears that Clarksville and the surrounding areas have been largely forgotten (though state efforts with Hankook and Hemlock are noted). As example, I24 is still 2 lanes each way with serious traffic issues between exit 11 and exit 4. When compared to interstate expansion south and east of Nashville it makes one wonder if the state has forgotten that its 5th largest and one of the fastest growing cities sits only 40 miles north of Nashville. This area has tremendous potential. I am afraid that, without improvement to the interstate or addition of rail, Clarksville's growth will bog down like I24 traffic.
