  1. North J is still a dirt road at that overpass. I do see that as a connection that could change traffic a lot though.
  2. that area is rapidly developing. Since it is a main access to XNA, once the bigger access to XNA is open 264 traffic may be relieved.
  3. I think that the improvements to Walnut will transform Rogers very well. I do wonder what the right of way acquisition will end up looking like.
  4. Rogers has been getting more pedestrian friendly for years. What impresses me most about projects of this scale is that is isnt isolated. There are large scale developments all over the place.
  5. The entitled driver will always look for the path of least resistance. It exists at every turn.
  6. I think it is an excellent location, and isnt that small.
  7. maybe more on this forums topic... I have always wanted to see a map of what property is owned by walmart/subsidaries/etc in Benton County.

  9. Nice look. Full height windows are a good fit. I would recommend colored/patterned concrete in the front. Exterior lighting could be a little more modern.
  10. cheap renderings usually result in cheap construction. Lindsey apartments look better that these... I like the new rendering of the dickson theater!
  11. I had long felt the new walton arts center was going to eventually be built on the old fairgrounds. I read somewhere recently that a new prep school (not haas, but still walmart baked), is going in there. those awnings look like zahner panels. I bet they will end up looking real cool.
  12. I heard Onyx Coffee is going in the old dollar saver in downtown. Also Levis is moving eventually in first floor where crumpet tea room used to be.
  13. Lake Atalanta is very, very nice. Path around the Lake is exquisite. There is a protected bike lane connecting the skate park at the Rogers Activity Center to the Rail Yard being installed this week. All of that connection is a great urban/park trail.
  14. I suggest more of a challenge. The realized interior of these spaces only fit with grand glazing. I find that elementary, and not at all timeless design. But that is just my opinion.
