Here's a picture from today of the new indy theater going up on "A" St in Bentonville, and a view looking south on "A" showing the theater in relation to Thrive and another building up at the street. It's pretty amazing how quickly that street has become "urbanized". It's a pretty walkable stretching several blocks out from the square area. Here are some pictures from Brightwater Culinary Institute, particularly the "8th Street Market" side of the building. I got a close-up of the "awnings" and they're weird. I'm wondering what they'll do in a rainstorm.

  3. I haven't heard anything, but I've always assumed they'd wait until the Fayetteville WAC renovations are complete and has its grand re-opening. If I were to speculate, you'll hear some official stuff by early next Spring at the latest.
  4. EJ Ball building has been purchased by SRG and Moses Tucker. It sounds like they plan to keep it office, but the article also mentions "Redevelopment". That's exciting news.   6. Here's a pic of the 8W project at Walton & 8th across from the Walmart home office. It looks bigger than I expected it to. Good size and height for Bentonville.

  9. The master street plan shows the extension of Appleby from its current terminus at Gregg, SW of Washington Regional, over into the parcel we're discussing. I believe there's another street shown crossing over or under Fulbright Expressway and connecting up with the Terminella land. That might be 20 years out or never, though.

    Population estimates for July 2015 are out today. Here are the new estimates, along with the number of new residents over 2014 estimates:Fayetteville – 82,830, added 2,008.Springdale – 77,859, added 1,422 Rogers – 63,159, added 1,561Bentonville – 44,499, added 2,790Growth has accelerated around here.
  12. Looks like a big part of that Preston Hollow development is 7-10 stories. I'm cool with something mainly in the 3-4 story range, with a couple of 7-9 story buildings. That would be great for Fayetteville. Hopefully they announce plans large enough to keep the craptier apartment developers at bay for a few years. If we're going to have apartments all over this city, I'd rather them be in mixed-use blocks rather than garden-style crap.

  14. Not condescending to state that C2 zoning was granted to K&G on Porter, because it was well-publicized. I seriously doubt any entity gets that far into the planning process without knowing about the signage overlay district. It has been in place for 30 years.
  15. They were given C-2 zoning. Fayetteville's sign overlay district around I-49 is a good thing. It's one of the only reasons Fayetteville doesn't look like trash driving thru. It should be extended to cover the entire city, IMO.

    Census data released last night shows the NWA metro added 11,495 people from July 2014 to July 2015, bringing the 2015 population estimate for NWA to 513,148.

  18. Or, since WMT is trying to compete with Amazon, let them start their own cargo distribution service based at XNA. Pretty central location in the continental U.S.
  19. North Fayetteville is also where south Springdale goes to shop and dine. So, more like a city of 150,000 in reality, at least as far as those stores are concerned. I could see them all three surviviing. Part of me wants massive failure in all of Evelyn Hills so someone will come in an do a grand redevelopment town center-style there. But I think ONF will hang on at least for a few more years.

  22. Maybe it is a temporary move before sending several hundred into downtown Springdale. A real hotel and some mixed-use on MLK would work well. The hotel would allow people to stay in Fayetteville, vist the campus, etc, without getting too far off the freeway. MLK land is pretty much all spoken for. It is amazing the transition that street has made the past few years.
  23. Maybe they'll consolidate some of their workforce that is in places like the old shopping center on the south side of MLK in Fayetteville. That spot, between the University campus and the freeway, would be a nice spot for a hotel and some mixed-use entertainment/living options. Highly under-used and undervalued property.

  25. I don't see that happening. They were just granted the least restrictive zoning categories for commercial development. Anything they want to do commercially is a use by right on most of the property. There is zero incentive for the owners to rezone now, which is why rezonings are so important in the first place. The city will have no say in how that area develops apart from its basic commercial guidelines in place for those zoning units. Most multi-family can also be developed in a commercial zone. Just no incentive for a different zoning category.
