    The internal layout isn't good for much -- a few big open spaces, but a lot of odd thick walls and angles.  I think a redevelopment would need to preserve the facades and do a completely new interior structure.

    I tried to line up the sightlines on Streetview, and it looks like sitting in the circle in Tyjeski Park, you'll have a view into the plaza at Radius, but its difficult to tell.

    A Dallas-based developer is closer to the construction of a five-story apartment complex in the Mills 50 district near downtown Orlando.

    Construction permits are being sought for the 245-unit apartment building planned by developer Trammell Crow Residential Co. It is a sign the high-end apartments, outfitted with a pool and dog park, are close to breaking ground.

    With OCPS saying they want to redevelop the Orange Tech campus in Winter Park, I wonder if there would be a way for that site to handle both a new college and a new post office.

    Lake Holden Terrace is the one that you can use to avoid the corner of Orange and Michigan and end up on Pineloch. I've noticed 2 houses for sale on this street now that the signs for Sodo House are up. I guess this would be a great time to get out of that neighborhood before construction starts.   It can be a tricky drive through there depending on traffic and can only imagine it's going to get trickier. I can't imagine this will be very good for the lake either.                    

    Between Sodo house and Sodo House on the lake there will be 48 units. It's hard to picture how that will fit in that space.

    It looks like the developer isn't very clear about the two separate projects. 

    By my count, the 'by the lake' development has 25 units, with access off of Michigan.  The remainder of the units are north of the SODO plaza.

    With the state of the residential real estate market right now, I am sure those For Sale signs will be gone in a month.

    With the apartment development over the past few years, when you drive south on I-4, you its starting feel like you're entering downtown as you come up on the Massey building.  I think this project will really solidify that. I wonder if/when the Advent hotel will be built at Princeton and Orange.

    An item from an upcoming MPB meeting, so the new road will still be Boone.
    Change two street names, from Sylvia Ln. to Boone Ave. (between America St. north to Garland Ave.) and from S. Garland Ave. to Sylvia Ln. (from City Hall garage south to Boone Ave. extension).

    I was wondering how the 2019 state law that took power away from municipalities to enact local ordinances around trees would impact this, but it appears to only be residential.

    I'm a big fan of all of the changes except the parking change on Eola Drive. Is 4 additional spaces really worth the cost of loosing that part of the tree canopy? The Thornton Park Garage provides tons of parking for that side of the park.

    Some other points:

    • Absorbing Washington St. and the Osceola Circle into the park is a great easy way to increase the effective useful area.
    • The boardwalk around the amphitheater does a good job at connecting the two sides of the park there. Also, it makes private events at the amphitheater easier and less annoying.
    • I'm all for the plan to decrease the stink from The Rookery.
    • I'm indifferent on getting rid of International Bridge.

    I think getting rid of International Bridge might be partially a safety issue.  When it gets crowded during events, it can be difficult to leave in case of an emergency.

    I think it photographs better than it looks in person -- I can't put my finger on it, but I think it has to do with the mortar lines.  There is no function other than to be decorative, and I don't think it does that very well.  They could have gone with a different brick treatment that ties in with the rest of the building better or does something to suggest what is going on structurally.

    The Courthouse and Orlando City Hall were both built in the 1990’s and would be approaching the 30+ year mark within the next few years. However, both were built with room to grow (the Courthouse had unused floors built and City Hall, in a unique public/private partnership with CNL, set up a deal where over time, the city occupies more and more of the office buildings which flank the original domed municipal building).

    As a latecomer (not arriving until the mid 2000s) it has struck me that the lot between CNL I and City Commons garage looks to be a site planned for development, otherwise it seems like it would have recieved some better fixtures and finishes.  I know the county already owns the site if the current admin building (and garage across the street) but this seems like the perfect place for another major government building. 

    Do you know what was planned for that site?

    No surprise here -- Tampa Bay has two separate DMOs.  Visit Tampa Bay is on the Hillsborough County side, and Visit St. Pete/Clearwater is on the Pinellas side. :)

    Do that... then mention it to anyone at the City who has to do with planning or parking when you talk to them.  I was talking to someone in business dev about outdated parking minimums and as I was on the phone, watched someone step out of a barber shop and onto their personal scooter and ride away.  The more anecdotal examples that they have will (hopefully) help move the needle.
