Interesting.  As the crow flies, I would think Milk is closer than Mills 50.

Here's a map of the District boundaries (though some changed a couple years ago and this isn't updated.)
    https://gis.orlando.gov/PDF_Docs/EconomicDevelopmentMaps/MainStreetProgramAreas.pdf

Milk has extended down Robinson to Fern Creek and wrapped the north side of OEA to Calvin.

Mills 50 has been around much longer,  so those borders were in place long before The Milk District businesses were able to get a program.

I know this might be the extreme north end of the Milk District, but the Subway at Hampton and 50 is no more.  First firehouse and now Subway.  Jimmy Johns I think is the only game in the area if you want a quick chain sub there.   You got Bad As's sandwhich there so win one for the locals.

According to Bungalower, it'll be a bagel shop.  The Milk District and Mills 50 main streets meet at Bumby and 50, so this is Mills 50.

makes sense... the three year "rule."

I saw another video where they are showing the construction of Boca and Aventura stations.  So that will be five stations in SoFla before the train can get away and open it up on the open track. I think those other two stations at Boca Town Center and Aventura Mall will open around the same time as the OIA line.  They're dumping money into those; they have station buildings with skywalks across Biscayne to the tracks/platform.  That's the perk of having a homegrown rail mega-company.

IMO, you would almost have to have those stations where they are; SoFLa is too big linearly.  However if the track was instead going due west and shadowing I-75 or Calle Ocho to Naples then that would be a no brainer to not have stations in between.

UNLESS you treat it like going on a flight; you gotta drive to MIA to get on that plane no matter how you slice it.  But, flights are different b/c you are going 500+ mph in the air; you're not doubling back on land you just drove on.

One solution would be to do local/express routes, where there is a transfer point so the Orlando/Tampa bound trains would only stop at Miami, the northernmost city in South FL, and on to Orlando. It may be a two-seat ride for some, but there would be increased retail opportunities at those transfers and they could justify different service frequencies for the different routes.

You would be correct, there are not many gated communities in Lake Nona. Infact, in the "urban" area of Lake Nona, south of 417, I believe there are exactly zero of them. They concentrated the gated communities on the north side, where the golf and country club and the "sports district" is since those tend not to very walkable regardless.

There are some gated areas down there.  The Preserve at Laureate Park being one.

In Spenser's eyes, anything thats good for the businesses and makes them want to expand in Orlando is bad for Orlando. Infact, the entire tourism industry is just terrible for Orlando, since it creates a ton of "low wage" jobs operating the parks, even though its literally one of the main things that makes people want to live here.

None of his examples make any sense... even Las Vegas literally just finished an expansion of their convention center, and Orlando's proposal was literally in response to Orlando losing (or at least being suspected to lose) major conventions as the Vegas center is just getting too far ahead of ours, so if they have space, conventions will pick Vegas first if they're only doing one in the US. One big hit it because of their expansion and our lack of movement, the largest convention currently at Orlando, the International Builders Show, signed a contract to move to Vegas from 2027-2039, the show used to alternate between the 2 cities, and the 1 show typically filled up both convention centers completely, and other events tend to fill up everything in the entire area. And because they have such a large need for hotel rooms and amenities, the largest shows typically pick the very worst weeks of the year, when the hotels are empty, so it helps keep our occupancy rates high, keeps the theme parks and other businesses busy, etc.

I'm not sure on the actual needs for the convention center, and why we just lost a few of the biggest conventions, but its important for Orlando to try to do what it can to keep the convention business here and remain the top contender. The trickle down effects everyone real as well. When I got my first job out of college at a local tech company, and the owner came to visit us, I asked him why he picked Orlando as his second location, and his answer was immediately the convention center. And the convention center helps drive so much traffic through the airports and such, that the companies that locate here for our huge airport are also doing it for the convention center and theme park industry.

Some topline information from a recent study...

Top  Reasons Planners Consider Orlando (over 60% of respondents)

    • Hotel options (variety of rates, quality, etc.)
    • Ease of getting in/out of
    • Orlando Destination appeal to attendees

Meeting Venue options (variety, size, uniqueness)  came in at 50% and didn't make the list of reasons to exclude Orlando

Top  reasons Planners Exclude Orlando (over 60% of respondents)|

    • Low destination appeal to client leadership
    • Destination is not walkable

Top Reasons Attendees Desire Orlando  (over 50% of respondents)

    • Good weather
    • Good entertainment options
    • Good place to extend business trip for leisure

Top Reasons Attendees don't Desire Orlando  (over 50% of respondents)

    • High travel costs

Like I said, it was an odd proposal!  hahaha. That's what I meant before that it seems odd they would put a building there rather than myriad adjacent blank street lots. Confused me at first too. Like are they really going to do that or add on to the existing building or garage. Doesn't make sense to add on to existing structures that were not built/engineered for that, so I am assuming it is a tall/skinny building on that little lot in between.

The second floor retail use makes sense if they need to maintain access from the office tower to the garages.

Tbh, Brightline may not even be the best way to get to Disney from OIA. Once you arrive on Disney property, you, your family and all your luggage still have to get to your resort (did we mention that WDW is the size of San Francisco?)

I think they don't care about OIA to Disney. They want to be the best way to get from South Florida to Disney and from Tampa to Disney.

This looks like an amazing event coming up in The Milk - @smileguy is making sure they got class AND panache in what is probably the most creative Main Street District:

    From Bungalower

    I wanna go!

Wish we could take credit for this one!  We do work closely with Creative City,  and they've brought on a number of new team members recently including one of our steadfast volunteers. It's great to see organizations like this grow,  and we love when we can host them in the Milk District!

  9. With the construction getting moving on the 50/Fern Creek apartments, let's look at the corridor further out.

Study for 700+ Units at Colonial Plaza (there has been discussion of additional residential on the site as well, so keep your eyes open. https://bungalower.com/2022/02/20/ask-bungalower-is-it-true-theyre-going-to-knock-down-colonial-plaza-for-new-apartments/

    1400 units at Fashion Square - https://bungalower.com/2021/11/16/preliminary-plans-submitted-for-fashion-square-mall/

8-story tower at Colonial and Bennett (north of the intersection, with Colonial Dr. access, and possible second development adjacent the site to the North.  - https://www.growthspotter.com/news/residential-property-developments/multi-family/gs-news-mill-creek-bennett-20220113-ejuwfhpgrfhuxdcrqx6ojwz6um-story.html
