  1. Then why not Simon buy the majority stake from Harris and let the HPV do their ,luxury management thing as minority investors? Isn't it pretty common for LH to sell stuff before they start new development? Simon is the biggest retail owner in country. Wouldn't HPV benefit more from the Simon as owners vs LH? They certainly have more connections.
  2. That makes infinite more sense. Buy the shopping center, buy the hotel, and redevelop into a luxury hotel to help said shopping center. Buying the HI to keep others from developing it into a luxury hotel so that luxury retailers "might" not go to Phillips Place sounds like a plan that was hatched on the internet, not a board room meeting.
  3. Wow on the greenway connection progress! This is what happens when private does a job, takes 1/4 of the time (and probably 1/2 the cost). Just a few months ago they started clearing trees. While I am still sitting here waiting for my approved neighborhood greenway connection to even get started for 3+ years....
  4. Wouldn't 8 levels of parking and 9 levels of apartments on top be pushing the 220' max? Maybe a garage wrapped with apartments like Piedmont Town Center across the street?

  6. Just have to get this first pick right and we could be on the way to the playoffs in 2024. This season will be rough with a rookie QB (although I think Stroud could be decent in year one), new systems, and it appears very inexperienced WR's, but I think we will see flashes of what the future will hold. We have the right coaches to build a winner. Now we just have to make sure we have the players that can be taught to be winners. Not a lot of players with experience playing in a winning culture. Our captains have little to no experience in/winning playoffs (minus Shaq when he filled in during the 59/58 playoff days in 2015). Definitely exciting though.

  10. I have complained for a long time about Publix not doing anything with this location at Carmel Commons (11 years now since they bought the property) but it looks it might actually be happening! This shows construction starting April 2023. This Publix plus the very recent rezoning of the adjacent parcels at Carmel Crossing to MUDD-O + the greenway access about to be built, this area could really undergo a lot of change.
  11. New neighborhood "community" self pour place opening on Carmel Road with a different strategy. Dogs are not allowed (not even on the fake grass patio outside) but wild kids kids running around is encouraged (their words, not mine). They have spent millions building a fancy day care with beer. I give it a year in its current format. A place like this will need regulars, neighbors, etc to keep afloat. It's a weird location. I was at Resident Culture Saturday...at least half the people there had a dog, even though it was a crappy day. Kids running around too. All in perfect harmony. I don't want to go visit a fancy new beer bar with kids "running wild" as they say, especially if I can't bring my fur-kid on a nice Sunday afternoon. I am all for a family friendly place, but lets make it family friendly for all our family members. Banning dogs, even outside, isn't a great look for a "neighborhood community" type place. Their press release is very misleading on the subject as well, I'm sure because there would be backlash if they actually said, no pets allowed. "We will prioritize kids over pets". Priority would imply pets have a place. They don't, and they have confirmed the ban to me and others in Instagram. Will I go occasionally? Sure, its a mile away. But they don't offer anything I can't get elsewhere and will be in fact one of the only patios in Charlotte that doesn't allow dogs, including most restaurants. Of course this is all just my opinion. They spent over 2mil building the place and they can do what they want with it. Not my retirement. Just sounds like a missed opportunity to truly be a neighborhood community place.
  12. Well Yes because Publix was intended for Phase 1. Phase 1 is now just apartments. According to this January 2022 Axios article, Publix construction would begin spring 2022. Here we are spring 2023 and I haven't seen anything going on at that corner. Side note: who is paying $3000/m for a 2BR apartment that looks out onto that wasteland??!! I mean maaaaaaybe when its fully built out and walkable around there.
  13. Man it looks like the Publix is almost done! LOL. How many stalled Publix is this in SCLT now? Carmel Commons, not started for many years. Arboretum isn't started yet. SouthPark isn't started that I can see. They were going to put one at Providence and Fairview on Levine land that never materialized.

The long awaited (at least by me) neighborhood greenway extension from 51 to McMullen greenway appears to be officially "out to bid" by NCDOT with a letting date of 6/1 with construction to start late 2023, finish 2024-25. This project was supposed to start construction in 2020, delayed by Country Day/Carmel CC opposing it, delayed by COVID, delayed by NCDOT budget issues. It will be a 1 mile neighborhood connection that will connect multiple neighborhoods and apartment complexes, including some new mixed use at Carmel Commons. Will also add direct access to Lidl and the hopefully soon to be built Publix along Carmel Commons Blvd. The delays on this have been infuriating. Why Charlotte went with the NCDOT to partner with on this is beyond me. At least we should start seeing some bulldozers by late fall. Carmel Crossing, the office complex Carmel and Carmel Commons, was recently rezoned MUDD-O a few months ago to allow two proposed apartment complexes (up to 700 units). I have think the greenway access is a big driver for that.

  16. Residents, probably yeah more on Providence. But the ones I have visited, most recently Charlottesville, is that its located in a convenient location off I64, not near the most people. Ballantyne could get all the people working in Ballantyne, the residents of Ballantyne/Weddington, and everyone that drives by on 485. Wegmans will be a "destination" for the first one and I think Ballantyne would fit in better in that respect. Remember half of Union County is NY/NJ/PA transplants too. Do I think Providence will be a hit? For sure. That is a grocery store almost desert. Arboretum HT which might be my least favorite HT, dumpy Food Lion, and Fresh Market. Publix in a few years. But anyways, with grocery story prices what they are, I do almost all my shopping at Lidl anymore anyways. LOL. But I do like the beer selections in Wegmans!
  17. Hell, McMullen greenway floods all time and nothing there is flood proof. Gets flooded, rains stop, flood recedes. Mud stays. Even on occasion...Little Sugar creek gets up to and over the high pedestrian bridges. I have seen tree branches stuck in the pedestrian railings below Archdale. That said...this new section you want to be dang sure you don't get stuck in between two flooded bridges or you are going for a swim. No one is climbing those 20ft retaining walls to got get a coffee at Mugs if it starts to flood.
  18. Joe Bruno tweeted that a source told him that it was pitched to Wegmans 4-5yrs ago. Sounds like the person isn't on the team anymore because there would likely be a NDA. But even "if", big "if", it was Wegmans to this location...wouldn't Ballantyne be a logical first store? No long rezoning needed. No rental leases to let run out. No demo. No massive infrastructure. And a much more accessible site being right off 485. If there were to ever happen I would guess Community House location in 3-5yrs and Providence in 5-10yrs.
  19. The biz journal says, Northwood Ravin building apartments in their site. Horizon with the affordable housing on their spot. That leaves the only spot for a grocery store on Levine property. No? I have no doubt on Northwood commitment. But remember 10 years ago when Levine was going to build a Publix and new shopping center across from Strawberry Hill and has sat as a fenced in weed farm along one of Charlottes busiest intersections? I do. He comes up with grand ideas, get them rezoned, and then does nothing but maybe bulldoze existing. Same uptown. The guy is a fraud. Hell it took him like 5 years to finish HIS OWN HOUSE!!!
  20. He has never fully developed and finished anything, what makes anyone think he would or could pull this off? I will be retired before a Wegmans is ever opened on his property. It will get rezoned in 2024, some apartments from the other developers on the other sites and then the 100k supermarket site will be a big nothing for a decade.

  22. It's right where the rocking chairs are on the main atrium. You could technically go around it but more than likely, it was just very busy with people standing around. That is probably the highest traffic point in the entire airport (and also where the rocking chairs are and actually views out the windows on the other side).
  23. I noticed there were survey markers/flags along 485 where the extension to the greenway will meet up so I figured they were getting close to starting. It won't be very "scenic" since most of it will be along 485 but will be great to connect Ballantyne to the greenway.

  25. Speaking of the mall, when is Suffolk Punch supposed to open? Seems like it was announced forever ago.
