  1. Good note Burt ! The buiding was sold to lawyers. Painting of interior and work was done. building not big enough. I think parking has to be within 150 feet of new stucture. I should think 1800 spaces are needed for centenial tower. Thats about 125 thousand sq feet. Thats as close as I can get to what is required.
  2. I wonder how many sq. feet is required for each parked car. There must be statistics that show this in a tower.
  3. LOI : Letter of Intent. ( to buy) No , Parking is not solved. Now , with 30 stories even more parking is needed. In 22000 sq. feet of parkinging cars can hardly move. 21000 sq. feet is less then 20% of the city block.

  5. A staircase in the back of one of the small buildings is down. To finish up the telephone work, I think. A Barrier is repositioned in the back lot to make room for demo. I think that if Goodstein gets financing.... they will buy the Bagby parking lot. That maybe the real hold-up, "Money". Thus, no application for the building permit.
  6. How is this: Demo lightly starts Weds. First interior goes, then collaspe of the walls. The building on the corner stays.... for a sales office. ( Must be there are looking at an extended time frame.) Sales office will include spec condo. This should be done by maybe next September. So, save your money... you can buy then!
  7. there are credits to recieve if sturcture or renovation is incorporated into existing structure. Also, walls holding the street dirt supporting the main and 6th are to remain and not to be removed.

  10. The fact that it is buiding is not done yes is public knowledge, Burt. abatement is less than 200 thousand, the worst unit on the block sold for that.
  11. No forsight, bad mangement, too little footprint, too big an imagination. too little money. Property has less value now, Ten or more tenants are gone. A lot of business tax for the city is gone.

Richmond City invested a lot of money and time digging up services, overseeing demo application, A ton of man hours have been spent digging up main street, over and over to disconnect the gas lines and then repairing the 90 years old pipes. Now the buildings are hazzards. Windows left open, holes in roofs;very dangerous conditions exists especially due to snow and ice to increase the potential hazzards. The city will not let them stay up due to the cities' investment and obligation to it's citizens for safety. Goodstien has turned the structures into delapidated colaspeable situations. Goodstien is now obligated to demo. It would have been better to have left them in use until they got the money.
  13. I think once an icon or two are built ...all the other buildings will more favorable to companies. Jemal will then fullfill the other projects. I will not confuse "no financing" with being "broke" The buildings are required to come down now by the city's demand. Thus the photos need to be taken as part of that requirement.
  14. You are correct. Goodstien is broke and owes money. He will have to sell to a buyer,.. Jemal! Half ass plans are in place, buildings will be down and the block is prepped for building....( a big one is due). The 3 buildings on 5th and main are will to go at a price. A price commeasuret with the building to be built ,300 to 400 million. Hell, maybe Trump could be swayed. An Icon in the middle of Richmond will bring the money. See what you want to see, don't see whats there now. Goodstein's investors have got to be very disenchanted. They probably want out.

  16. It's monopoly Is Jemal going to be content with a couple of railroads and a few hotels? That's what makes me think Jemal has this block on the back burner. Also, statistics, location, history,art,and advertising with proven models will point to this block as the pinnical of Richmond. Between the convention center, main and 5th, and the River.
  17. Jemal want's everything. To make the tallest in Richmond , Right in the center, He's gotta have it. It takes the whole block to make a 40 story, with eveything and parking. Like the James Center.... but bigger and better. This escalates Richmond which is emerging and that where the money is today. The money is only in the tallest biggest and best.
  18. I think the chamber would like a new building somewhere else and I think lawyers can unlock an historical lock on the n5th and cary property. the carriage house belongs to the 5th and cary. This only leaves 501, 503,505 east main and the parking lot. The whole block is needed. If Goodstein and Douglas aren't partners, then Douglas is waiting the buildings to come down and then plans to take over the whole block. It's a monoply game in action!
  19. Yes, the property sold. From Lawyers to another set of Lawyers. ( I suspect there is a tie between the new owners and either Douglas or Goodstein. It was sold two weeks after the sign went up 2 months ago.
  20. who just bought 5th and cary? Johnson lawyers sold it. And for how much?
  21. The corner of 6th and cary which is 10 s. 6th street, If Douglas has purchased that then a person at a party this week end said that Goodstein and Douglas were partners... this is likely true. This must have happened recently and thus the change in website for Goodstein. Maybe parking will go there. Richmond city plannning and development has approval authority.... approval has not been given... could be denied. There is nothing substantial here. Just an illustration and a descripton on a website. Baskerville has the orginial twin towers illustration on their website.... Has anyone seen an illustration with just one tower?
  22. I don't think they refused to sell.... Developer did not want to buy. Because I think they have no money. It's stall, then regroup, and stall again.... untill, they get an anchor tenant. What else can they do untill they are shut down? Untill we see mechanicals , untill they get a building permitt, it's all a snow flury.

  24. ama which is now Genspring has nothing to do with Centennial tower..... Goodstein has form somthing that sounds like it.... (formed it in their back office) Ama (asset managemet advisors) is for wealthy families. Asset Mangement and Advisors is for Goodstein. A one word difference of an "and" inserted. A different thing. I'm still wondering if the buildings are going to come down and that's that. there is a glitch of the special use permit..... because every building is on an incline , a plane needs to be established, I think. this could be a big undertaking and potential problem. this would leave the 5th street side way up in the air!
