  4. The Lawyers purchasing from the lawyers on 5th and east carry dropped out of their purchase contract... I was told. Does Douglas really own 6th and east Cary? It was said here once , but I think they confused this with 6th and east main (accross the street)

  6. You make me laugh Cadeho. You are right "New parking lot" Bloomberg says there is no commercial money and messizine money costly prohibitive !! And commercial building's prices will decline at least 10% this year alone with more decline to arrive later. Who could possible build now ?

  8. I think just rehabbing the building that is left would make a beautiful Hotel.. I see a pool, and a parking deck. A W hotel.

  14. The building behind the corner, 6th and main building is to be down today.
  15. From 2004 to now... We are in a new space and time. Renovating the 2 existing buildings with a few more floors and a parking deck is looking more optimum.
  16. O.K. The builidings are almost down. A new roof was put on the large building on the corner of 6th and main to put a model condo in side as well as a sales office. Can they build in this market? Will banks loan construction money in this market? 183 million? Will people buy condos in this market? Will people buy condos downtown? Maybe they are positioning themselves for the turnaround of the market.... years from now. Any inside info?
  17. Baskerville will know if there are two sets of Drawings. Sbcox has a drawing for the small footprint of 22000 sq. feet.
  18. Sbcox's man said level buildings to the big corner. A sales office is planned with a speck condo. ????? These plans change on an ongoing basis. I think they want to spend as little money as possible to see if sales and financing will go in the right direction. I say they want and need the parking lot and the buildings at 5th and e. main for the ideal building. They will take all the time...and spend as little as they can. It's all great advertising, right? It's precarious... the market and financing and the other lots. Once it is known that sales are there.. financing is there; Goodstien will pay what they have to in securing the rest of the land. The building will be too skinny to be the impressive icon that investors will want to invest in.
  19. escavator will be brought in Monday to demo the other buildings. Buildings will be down in two weeks. ( or less !)
  20. For a 30 story building... Shafts need to be driven down for the foundation. Could the pounding upset the soil and foundations of the the other buildings? I think so.
  21. Dumpsters are filled and then hauled out. About 8 guys working.
  22. sb Cox demo dump trucks are going in and out of the back alley, to day,Friday. They can make mince-meat from those buildings in no time.

(proposed) retail 22000 office 46000 of suits 46000 hotel 92000 reside.252000 -------------------- leaves 192000. at 281 dollars per sq. ft. cost of building .. equals 53 million 9 hundred fifty two thousand dollars to build parking. Give me some sound judgement...... please! I'm going crazy.
  24. at "serveral floors of parking" we are looking at 2200 sq feet , say 4 times is 88000 sq feet. Thats not enough. Back to Baskerville and more drawings !
  25. We don't know what numbers they are using. The city still needs to appove the plan and they experience parking problems enough to know the building must enough parking.. That building needs more space for parking and it's not econmical to build a tower to house cars...only 32 dollars a square foot lease holders will be profitable. The lot is needed..... and the buildings on the top of the block at 5th and main.
