Eleven North

Eleven North is the name of the apartment building to be built on the site of the former Polar Cold Storage building.. currently being torn down.

According to WW, this will be 302 units in 2 four-story buildings with concealed parking. No mention of retail.. ?

If the silver/gray components will be of metal, I could be quite pleased. Looks very solid overall, particularly with shapes, glass to non-glass ratio and massing. Materials are the wildcard. We can't determine by this rendering. I fear synthetic stucco. Of note, the TriBridge EleveN website looks very cool.

Some friends live in Eleven North and I've had a chance to check out the building. It's ok. The interior finishes are as lackluster as the exterior. The nicest thing there is the oversized saltwater pool, and the view is a plus. The completed building is basically full.

It's remarkable how quickly this building has rented. I actually think it's quite nice looking in its setting, seen from I40 for example, and very transformative for the area.

I don't know how we Americans got fixated on ugly yellowish earth tones for stucco. When you look at the way it's used in the Czarist palaces and Turkish mosques and whatnot, it's a very colorful and ornamental material. I love the stucco on Vista Germantown.

Hopefully the way this one rented bodes well for future apartment projects nearby. Does anyone know who owns most of the parking lots around 12th & Porter and Mai? Those would be great spots for some smaller, residential infill project with some retail and restaurants.
